It’s still surreal and so overwhelmingly sad engaging with all the victims of the fires. People speak about having started the process of applying for a permit to rebuild their house, gathering contractor estimates, and dealing with insurance claims.  My insurance agent said almost all his victim clients were paid out about 70% of their total insurance claim already, wired straight to their bank account.  The people I speak to confirm that it’s true. Lots of people are still in a temporary living space and figuring out next steps.  The California Office of the Attorney General is filing criminal charges against consumers + agents for price gouging if anyone takes advantage of a victim of the fires; price gouging applies to leases of one year or less, and not to leases that extend for more than one year. With so many structures sadly burnt down, there is a widespread tangible fear of scarcity in housing that’s fueling market engagement + activity on both the buyer and seller side.  The activity isn’t even necessarily fire victims; it’s more driven by predictions about the future of our local market given a seemingly logical conclusion that demand for housing in Southern California will likely exceed supply at least for the next few years, which should naturally create market forces that increase values and prices over time.

 

We’re seeing activity at our new listing at 6306-6308 W 6th Street.  What I love about this duplex is the sunlight, the openness of the space that makes it feel expansive and more like a home, and the floor plan with the center hall that goes straight down the unit with every room exactly where you’d expect it to be.  There are 3 garages in the back + some grassy yard space.  There’s off street parking for both units – tandem in the driveway and side by side for the upstairs unit.  The upstairs unit is delivered with a tenant and the downstairs unit is vacant and easy to show.  We have multiple offers in hand so we set a deadline for Monday at noon to review offers.  We’ll be open Sunday 1-4!

 

We’re seeing a huge amount of activity at Nechama’s new listing at 9001 Cresta in Beverlywood!  Priced below market and anticipated to go over asking, this house has 2 beds + 2 baths downstairs and the primary suite upstairs.  The home is fully remodeled in cool current taste with a hip green kitchen that opens to the living room, dining room and family room.  The outdoor space is great with an expansive al fresco dining area and a sparkling pool.  Offers will be reviewed on Monday at 2 pm and we’ll be open Sunday 1-4!

 

We closed on the sale of 148-150 S Mansfield for the whole asking price of 2,400,000.  It’s special (and not uncommon!) that this property was in the seller’s family for 3 generations!!!  Paul’s grandparents lived on the 150 side, and then Paul’s parents lived on the 150 side, and then Paul and Jo lived with their kids on the 150 side.  Jo was so emotional to say good bye to the property (obviously)!  The buyer couldn’t possibly be any lovelier..or more excited to take over the family heirloom.  The buyer has an avocado farm so he showed up to the key exchange with his arms all full of avocados as a closing gift. We loved all the people and the property on this sale, including the tenants in possession who were lovely ladies!

 

We closed 1015-1017 S Mansfield today for almost the whole asking price!  We were referred to these sellers from a family member of theirs who is an out of area agent.  It’s kind of cool that this property is the only triplex on this tree-lined block of almost all duplexes, besides for one single family house that we happened to represent the buyers on last year.  It was a total honor to work with the lovely sellers, and also with Kamron Roth, the very professional cooperating agent who represented the super sweet buyers!

 

We have a new lease at 246 S Detroit that’s another rare side-by-side townhouse style duplex unit available immediately.  The living room + dining room + kitchen get an extra dose of sunshine. There’s a 1 bedroom suite downstairs and 2 bedrooms with 1 bath upstairs.  Parking is on the street.  The owner pays water and the tenant pays all other utilities.  There’s a completely separate entrance to each unit of this duplex so this space feels more like a home than a shared space.  At just under 6000 a month, it’s a good deal and we predict it will rent quickly.

 

Gavriel, age 3, is already anticipating Passover, which only comes in about 11 weeks.  When I spoke to Gavriel on Facetime this week, he said, “I’m going to go on an airplane.”  I said, “Really?  Where are you going?”  And he said, “To your house.”  I said, “When are you going on an airplane to my house?” He said “In lots of Shabbats.”  I said, “And what will you do at my house?”  He said, “I’m going to give you a BIG hug.”  The next day we repeated the whole exchange, except that I said, “And you’re going to give me a BIG hug.”  To which he added, “AND a BIG kiss.”  We’ll be here waiting with arms wide open!!!!
