Crashing Hugs and Sloppy Kisses 😗 – TBG Update 8/13/2023

222MansfieldAvenue

I’m excited about our new listing at 109-111 N Detroit St! The offering is a 4217 sq ft beautiful fully vacant 1927 character duplex on a 6600 sq ft lot on a quiet street in a perfect central location. The curb appeal of this property is strikingly beautiful and I love all the deep windows that make sunshine pour in everywhere. The formal rooms are large, the kitchens are spacious, and all 3 bedrooms are generous. There’s pristine hardwood floors, central HVAC throughout, and high ceilings everywhere. What I especially love about this duplex is that there is one front door to the building and then each of the 2 units has an interior front door from the shared foyer with a circular staircase. An owner could choose to remove the interior front doors to each unit and then to easily convert the use of the space to a 4200 sq ft single family home, either temporarily or for always. I sold a duplex with this configuration a while back to one of my favorite clients and the space works amazingly well for them as a single family home for now. When their needs change they have the flexibility to go back to the property’s original use and to have it be a duplex again. I’m enjoying my interaction with Henia, the owner, and I especially love how thoughtful, detail-oriented, and comprehensive she is about every aspect of the sale. My favorite people are owners who care. About everything. We just opened escrow on this special property (off market) and I’m excited for the new buyers (also favorites) who are purchasing a treasure.

We have a super cool fully vacant 4 plex available for sale off market that’s definitely a gem. I love that each unit is 1500 sq ft with a large living room that opens to a dining room and 2 generous beds and a bath. There are beautiful character details throughout, including hardwood floors and extra large windows. The property has 2 driveways that flank each side of the building and at the end of each driveway is 2 garages, for a total of 4 garages on the property. There is updated plumbing, sewer line, roof, earthquake bolting (necessary repairs are electrical, adding HVAC + cosmetic and voluntary upgrades.) I’ve been enamored with this property for years and a lucky buyer is going to be elated to restore it!

I’m excited for Berel’s lovely clients who scored on their purchase of 3925 Blue Canyon Drive. Our buyers are Japanese and they believe strongly in certain days being fortuitous both to close escrow and to move into a new home. The sellers were extraordinarily accommodating and generous in working around and catering to our clients’ dates and for that we’re super grateful! We’re also super grateful to the sellers on our buyers’ escrow in Cheviot Hills, who allowed for a 19 day inspection period to accommodate our buyers’ long planned 50th birthday trip to the Dominican Republic!

I’m excited that we found amazing tenants for our lease at 415 N Fuller. Both landlords and tenants are completely awesome! It’s cool it worked out so well for the landlords to leave behind furniture (that would be heavy and expensive to move) and the tenants appreciate not having to buy furniture for a 7000 square foot house (when their next house may not be this large)! I’m excited that we found stellar tenants for 228 S Orange; the tenant’s application was over-the-top impressive in every way, much like their character as plainly evident in all our interactions. We’re in the process of considering the full application set for the 8th group (!!!) who applied to our lease at 222 S Mansfield; we have showings scheduled daily and we’re holding out for tenants who are just right!

Seth and I are savoring the last few precious days and moments with the kids here visiting before everyone leaves for home. I spent lots of 1-1 time this week, present in the moment, bonding with Gavriel (almost 2). Grandma + Gav rode the Trolley at The Grove, danced with the water fountain, rode up the escalator & down the elevator at Nordstrom, eyed all the toys at Kip’s Toyland, followed garbage trucks down alleys, pedaled on swan boats & fed the ducks at Echo Park Lake, shared a half blue/half red Icee, sampled snacks at the grocery store, and did so many hugs and kisses! Eliyahu, 2 ½, came to join us for the weekend! One of my favorite moments was when the boys went for a barefoot stroller ride around the block and as we got close to home, Eliyahu pointed out to Gav, “There’s our Grandma’s house!” I loved how Gav started a game where the 2 boys run in a circle around the house and each round ends with a big giggly Grandma hug. I love the energy, curiosity, exuberance, innocence, giggling, crashing hugs and sloppy kisses of the rambunctious little boys. Even though I love to travel, I love to be home with the kids and grandkids. Even though I love perfectly clean and neat houses, I love a shipwrecked toy boat in the bathtub with some bubbles left in the bow and stern. Even though I love to work so many hours on so many days without distraction, my little grandsons are the world’s most worthwhile reason to take a break. Even though I struggle with empty nesting, being a grandmother is the greatest joy and gift in life!

Wishing everyone an awesome week ahead with so many hugs and kisses!

Xoxoxoxo,
Sheri
