I’m super excited about our new listing at 503 N Formosa! The owners bought this Single Story Sweet Character Spanish, took it down to the studs, and made it all brand new! Those who drive past the house every day (like I do) watched the new windows go in, and through the windows, the framing + drywall + bathrooms + kitchen + landscaping. The house is airy and spacious; so much sunshine comes in through the large windows. The entrance to the 2 car garage is off Rosewood. The front yard is hedged and gated so it’s usable outdoor space. The primary suite has a large closet, designer bath with shower, and double doors to a private sitting area outside. The 2 secondary bedrooms share a bath with a tub. The kitchen is trendy and modern; my favorite parts are the center island, double sinks, and 48 inch Thermador stove/range. I love the breakfast room surrounded by windows too. Corner houses get the best light and an extra dose of privacy. This house would make the perfect home, and it’s also just the right size for those wanting to use a home as an office. I love my office that’s in the exact same spot four blocks west of this house!
I’m super excited about our new listing at 843 S Cochran! The house is 2402 square feet on a huge 8324 square foot lot! It has 4 beds + 4 baths. The owner bought this Single Story Architectural Spanish and also took it down to the studs and made it new. The living room is show stopping with an extraordinary pitched beamed wood ceiling. The dining room and breakfast room are bathed in sunshine. The kitchen is a trendy green and has abundant cabinetry for storage. The primary suite has both a tub and shower, a wall of windows looking out to the yard with water fountain + fire feature + pergola, and so much storage in both the walk-in closets and floor-to-ceiling built-in cabinetry in the bedroom. With new hardwood floors, central AC, kitchen, and bathrooms, this house is a total treat! It’s unusually large, well designed, and just the right mix of old character + current & new!
I’m excited about our new listing at 109 N Sycamore #202! The Warwick is an icon in the neighborhood with sophisticated character architecture, a majestic entry, and an impressive outside courtyard with fountain. 202 is a corner unit right on the corner of Sycamore and First. I love the views of the perpendicular streets, seen in both directions! I also love the massive French Normandy windows that pour in sunshine! The owners remodeled the kitchen in 2020, put new hardwood floors in the bedroom in 2023, and remodeled the bath with shower + tub in 2022. The shared laundry room is conveniently located right outside the door to the unit. The building has a gym with new equipment. There’s 1 designated covered parking spot and 5 guest parking spaces. This building is reminiscent of living in Europe, both inside and out!
I’m excited about Emilee’s new listing at 525 N Sycamore #206. The Sycamore Villas, built in 1972, are 102 units over 4 floors, mostly 1 bedroom, with 2 bedroom units only in the corners. Unit #206 is a rare unit with 2 beds + 2 baths, a street facing balcony, and fresh wood floors. There are 2 designated subterranean parking spots and a safe key fob entry. The low HOA fees include earthquake insurance, and the unit comes with permission to install a private washer/dryer hookup. This unit is a good deal and we expect it to sell quickly.
We have a new lease coming at 119 S Orange. Sited mid block, and flanked by mature trees and grassy lawn, this unit has charming curb appeal. Inside, the space is handsomely remodeled with real hardwood floors, marble counters, and handsome fixtures throughout. It has 3 beds and 4 baths in just about 2000 square feet. The tenant gave notice and the space will be available for lease soon.
Last weekend Seth and I traveled to Israel to visit our kids; we’re back home and back to missing them like crazy! I shopped, cooked, packed, and carried 80 pounds of homemade food so that I could host every meal in my airbnb rented apartment! It was so much fun to take Gavriel (who will turn 3 in August) to his playgroup and pick him up each day (I carried Gavriel up 4 flights of stairs in a building without an elevator!) I loved going out to brunch with Miriam and Raizy in tiny locally owned artisan Israeli eateries; Mediterranean food (especially in good company) is the best! My favorite was when Gavriel’s teacher called Miriam that Gavriel had a tummy ache and needed to be picked up. When I picked him up, and we got outside the building, I asked Gavriel how his tummy was feeling and he said, “All better!” And then we went to “Grandma’s House” to play. I can relate entirely to tummies hurting because we miss people we love and we want to spend time with them (I’m kind of there myself now)! I’m excited for Dovid, Avigail and Chaim to come spend the holiday of Shavuot with us this week!
We have a special property coming to market after the holiday…it’s a fully vacant duplex… I can’t wait!!!
For those who celebrate, wishing you an awesome holiday this week! Miriam’s Sourdough Cinnamon Buns served warm out of the oven are a delicious dessert!
Xoxoxoxo,
Sheri
