I’m super excited that we sold a house off market on S Citrus Ave this week and both buyer and seller are over-the-moon happy about it!  The sellers were intentionally looking for an off market sale since an elderly gentleman was living at the house alone, and he had lots and lots of stuff that they didn’t want to touch until the house was sold!!!!  To meet the seller’s needs, we showed the house with private showings, on specific days at times that worked for the seller, and I was personally present every time.  The sale process felt uniquely personal, curated, and sweet.  As the closing date drew near, we coordinated movers + multiple garbage bins + guys to load the bins for the seller to facilitate the great big clean out.  I can’t wait to see the house transformed post a complete and total remodel!!  All the neighbors are eagerly anticipating the arrival of the new sweet young family..and they’re right to be excited!

 

I’m super excited that we closed on the sale of our listing at 166 N Citrus this week!  It was a total joy to work with P, the lovely seller!  The seller lived in the house through the sale and until close, and she had beautiful things. So we prepared the house by doing minimal paint, rearranging lots of furniture, and buying pieces that we were missing.  I loved loading the tree from my living room into my car and lending it to the seller for the sale; it’s back home now and I actually missed it.  We loved working with our enthusiastic, responsive, and high energy client who made the best possible partner for a true collaboration!  Hosting the open houses at this house, I kept marveling at the intricate birthday cake molding on the ceiling that was highlighted in a contrasting color to the living and dining room walls.  Turns out years ago the seller stood on a ladder with a skinny paint brush and painstakingly handpainted that molding just a little bit at a time for a very long time until both rooms of moldings were entirely highlighted.  I love P’s enthusiasm, steadfastness, devotion, and determination to get stuff done!

 

We’re excited that we have multiple offers way over asking on Nechama’s listing at 342 N Citrus.  It’s always an honor to represent homes that an owner invested so much time and money in, doing a major renovation + addition, in great taste and for themselves.  Houses that are in beautiful move-in condition post major construction are the greatest privilege to represent…and also the biggest treat for a buyer to acquire!

 

We’re excited that we have multiple offers on our listing at 539 N Poinsettia.  The house belongs to my third grade teacher.  Even at 52, so many years away from third grade, I can close my eyes and picture myself standing and playing the “speed reading game” that honed our reading skills in the third grade.  I vividly remember the time I eagerly raised my hand and correctly answered a question that earned me a striped candy stick that made me feel like a million bucks as the teacher climbed on a chair to reach a high cabinet to get down my prize. I can attest (for longer than the 38 years these owners live in their house) that this listing belongs to the nicest best people ever!

 

Devin’s listing at 740 Kings #320 is in escrow and Devin is doing an expert job representing both buyer and seller; selling in West Hollywood is Devin’s favorite jam.  Our listing at 6421 Olympic is in escrow contingency free…and will likely take the prize as our toughest deal of the year.  It will be an interesting story to share once it closes..and I can’t wait for that day!

 

Loving the memories of preparing 3835 Linden in Long Beach for sale, we went all out preparing our new listing for sale and I’m so looking forward to showing it next weekend!!!!  For the first time ever, I went and bought beautiful live trees to spruce up beautiful staging.  We painted one room Farrow and Ball Pantalon and another Farrow and Ball Hague Blue, I bought my favorite light fixture for the dining room, my favorite landscaper perfected the yards, and we ordered just the right size fabric Roman Shades for select windows. I love doing things all the way and I’m excited to get photos back, make the listing live, show a beautiful home, and find just the right buyer for it!

 

Esti, our baby, officially left home today post high school, and Seth + I are feeling all the feelings.  We’ve been anticipating the big move out and getting teary in anticipation…and today it felt surreal when Esti walked through TSA Pre-Check and waved one more good-bye.  On Thursday, Yakov, my oldest son, said he remembers growing up that Thursday was Pizza Night at Grandma’s house!  So we ordered pizza and I ran out to get ice cream + cones + sprinkles and we had a pizza/ice cream party with my Mom’s little namesake, Nechama, almost 3, saying on repeat, “You’re So Yummy, Grandma!”   Nechama told Yakov that when she grows up, she wants to be a Grandma.  I’m missing all the people – My Mom, My Grandma, My Girls, Esti… And I’m so grateful for the mushiest squishiest munchkin hugs and kisses that of course make everything a little bit (well maybe more than a little bit) better…
