Homes for sale are in demand in Brentwood, one of the most sprawling neighborhoods on Los Angeles’ wealthy Westside. The area is home to some of the world’s most prominent personalities. It borders Bel-Air to the east, Santa Monica to the south, Pacific Palisades to the west, and stretches along the 405 Freeway as far as Encino in the north. The median household income is more than $125k a year, putting Brentwood in the same economic class as Bel-Air and Hidden Hills, among the wealthiest neighborhoods in the state, if not the country. 

 

Brentwood’s homes are ideal for LA transplants who haven’t adjusted to the Southern California heat. It benefits from the same ‘marine layer’ that gives Santa Monica a mild, temperate climate. The neighborhood is broadly divided by one of its main thoroughfares, Sunset Boulevard. South of Sunset, the character of the neighborhood is more reminiscent of other adjacent neighborhoods, with small angular blocks of residential and commercial properties, or more suburban streets. There are springs and creeks that lend the neighborhood some great natural beauty. North of Sunset, the Santa Monica Mountains dominate the area, with free-standing homes along the canyon roads snaking through. The area has several points of interest. The Brentwood Country Club offers a fine afternoon of golf, and up in the mountains, the spectacular Getty Center is an artistic Olympus, free for all visitors to roam and enjoy the beautiful grounds, exhibits, and galleries of classic and contemporary art. All in all, Brentwood enjoys a small-town atmosphere that few neighborhoods in Los Angeles provide. Compared to other neighborhoods, there are many qualities that make it walkable, especially in the flatter areas.

Brentwood homes are highly valued compared to others in West LA. Along with Beverly Hills and Bel-Air, it is considered one of LA’s ‘three Bs’ which stand for wealth and luxury. A one-bedroom place tends to be listed around $620,000. Meanwhile, a three bedroom tends to go for closer to $2.65 million. The area offers over a dozen great private schools, as well as some highly-rated public schools. Community Magnet Charter Elementary, Franklin Elementary, and Kenter Canyon Elementary all score full marks for API rank, while Paul Revere Middle also ranks very highly. Commuters appreciate the neighborhood’s proximity to the 405 Freeway, as well as Santa Monica and Century City.
