I’m super excited about our new listing at 2050 N Edgemont in Los Feliz Square! The uber private + gated mid century almost 4000 sq ft home is 2 stories high, on almost 1/2 an acre of land, set way high above the walk street! The interior and exterior of the property were designer remodeled by the owners! The kitchen, dining room and den all open to the hedged, zen, private, oasis backyard that has a pool with waterfall, jacuzzi, and 2 story mangaris deck with winding staircase to the upstairs, and a built-in-bbq downstairs. There’s a full custom mahogany paneled bar with a fridge, beer taps, kegerator, and flat screen tv’s! Downstairs is a theatre room with projector + 120 inch concealed movie screen; there’s a super cool galley kitchen theatre-side! Besides the house being aesthetically designer done, there’s new (equipment + ducting) multi zone central AC with Nest thermostats, recessed lights with dimmers, all new plumbing + electrical (cat-5 wiring), reinforced foundation, alarm panel with sensors on every door + multiple motion sensors, z-wave SmartThings controlled lighting and door locks (A/C, alarm, security camera, drive-in gate, ring doorbell, pool + hot tub controls, and sprinkler system can all be controlled remotely), custom built-in closets throughout, new insulation in the attic, a newly lined sewer line to the city connection + cleanout, entirely new hardscaping + landscaping (including drought resistant landscape) + low voltage landscape lighting + 8 exterior security cameras, and a 50 panel solar power rooftop system. The house is awesome because it’s set so high above the tree-lined street, it’s completely tripped out and designer done inside + out, and it’s walking distance to Hillhurst and Griffith Park while it’s so quiet + gated + secure at the same time!

I met the owner of 2050 N Edgemont 14 years ago at an open house I hosted on Curson! I represented him when he bought 2050 N Edgemont in 2011. I sold 2 houses for his friends/family in 2020, and 2 houses for his friends/family in 2022. It’s such an honor to be working together for the sixth time and I can’t wait to host the open house at 2050 N Edgemont today from 2-5!

I’m excited that Nechama is closing a sale tomorrow, representing buyers who are buying off market the very first house I ever sold a week after I got my real estate license in the summer of 2006! The house is updated, beautiful, and on almost ¼ of an acre! The buyers have been dreaming to move for a very long time and this house was well worth the wait!!!

The most common questions we get as real estate agents are, “How is the market” and “Where do you see the market in the future?” We can always answer with certainty about the past and the present, and no one can ever accurately predict the future (especially since the start of Covid)! Right now a combination of still high interest rates and volatility in the stock market has some buyers scared to buy. Uncertainty often creates fear and Trump’s tariff policies and its effects on the stock market are creating uncertainty and fear for some buyers. Those who can rise past the volatility and associated fear (or who aren’t invested heavily in the stock market) can find a historically safe investment in Los Angeles real estate. We’re extremely enjoying representing buyers at the moment.

Seth and I loved that all our kids and grandkids came to visit one after the next, and we had company for one full month!! It was amazing to spend quality 1-1 time over Passover with all the people we love to the moon & back! I keep playing my favorite moments in my head. Like the time I read Eliyahu and Nechama a full stack of books propped up against pillows in my bed and Nechama (age 2) said, “I YIKE YOU!” and she gave me a squishy hug (her hugs are the BEST)! And the morning Eliyahu (age 4) dug into a stack of breakfast pancakes with chocolate + maple syrup + whip cream + sprinkles and with a full mouth he said, “You’re the best grandma ever!” I loved Chaim (age 2) in the cart behind my bike racing down Santa Monica Beach calling, “Faster Grandma Faster!” And how Chaim walked through Farmers Market with me with confidence calling, “Do we need lettuce Grandma?” Rika (age 1) was heroically brave on the rocking whale watching boat in the middle of the ocean pressed against me saying “I need Grandma.” And Gavriel (age 3) whipped out his toy “pick-yooter” all the time so we could “work” together on our laptops. I loved when we all sang the Passover Seder Songs together on top of our lungs. And the silly fanfare of ordering the Casita Board with sparklers at Lenny’s Casita before the holiday even though it was way too much food for our little group. I loved the grown kids shrieking while they played Catan around the dining room table. And the time we whizzed through the Bird Streets of Beverly Hills on a segway tour even though we’re locals and not tourists. Everyone is back home now and we’re back to (too) quiet and (all) work until the next holiday…Thank goodness Shavuout is less than 6 weeks away!

Wishing everyone an awesome week ahead!
