I’m super excited about our new off market listing, a duplex on Orange Drive that’s 4528 sq ft on a 7158 sq ft lot, delivered fully vacant at the close of escrow.  The owner upgraded the plumbing to copper pipes, put in a 240 amp electric panel, put on a new roof 2 years ago, had central HVAC installed in both units, and replaced her sewer line to the street.  A buyer will probably want to cosmetically upgrade the kitchens, bathrooms, and windows.  There are double 2 car garages in the backyard; one is a garage and the other is a pottery studio.  There’s a grassy lawn and a blooming garden next to the pottery studio.  The downstairs has a private porch and above it is an enclosed bonus room off the main bedroom upstairs. I’m super excited about Nechama’s great new off market listing in Valley Village! Ideally located near scenic trails, steps from Woodridge Loop trail, parks, shopping, dining, entertainment, and award-winning schools, this house is compelling, just a 45 minute drive from LA.  Priced to go over the asking price, the phones have been ringing off the hook with excited prospective buyers.  We’re excited to show today 11-2!

 

I’m super excited about our new lease listing at 450 N Orange. In 2017, our clients took this whole building down to the studs and entirely remodeled both units in flawless, timeless, designer taste.  My favorite part of this 2140 sq ft upstairs space is the way they carved arches into the stairwell walls so that you can see from the living room to the dining through the arches and the whole space is light, expansive, and filled with character at the same time.  The wood railing on the private porch off the dining room is uniquely beautiful, as are the light fixtures throughout the space. I love the real hardwood (vs engineered) wood floors.  And the color palette is my very favorite aesthetic of white, black, grey, and fresh timeless design. The unit is easy to show and available immediately!

 

I’m excited that we closed on the sale of 454-456 N Alta Vista (off market), 120 S Fuller (with multiple offers over the asking price), and 315 N Martel (we were offer #21 on the property and our buyer got it!)  All 3 properties need repairs and will be a restoration project for the new owners.  I love the process of truly experiencing the “before” and then being a part of the “after” and it’s an honor and privilege to be a part of the exciting reformations.

 

I’m excited that we leased 543 N Las Palmas for 9500 a month. The clients previously leased another property we had listed for 12,000 a month so we were able to call our past client as a reference, which had us recommend that the 543 Las Palmas owners accept the application.

 

Congratulations to Matthew on representing the buyer on the purchase of 5990 Saturn, to Nechama for representing the buyer on 8936 Dorrington and to Devin for representing the seller on 930 N Harper.  I’m especially proud of all the hard work our whole team has been putting in to get deals closed.  From sellers & landlords who choose to sit tight and wait for better offers, to buyers who cancel given the discovered condition and then find and buy a better property, to buyers who worry about overpaying and then regret losing out, to waiting for tax returns to be filed and LLC”s to be reinstated, this market has commanded us to be more patient + tenacious + ingenious than any other market in recent history!  The satisfaction at “getting it done” and to the finish line is real!

 

On Mother’s Day, as I thought about My Mom, who passed away over 13 years ago, I reminisced about My Mom as an adult when I was a very young child.  As a little girl, I remember Mom’s enthusiasm + excitement, her love of people, and her relentless drive to get things just right.  On trips to Hawaii as a young girl, Mom was so excited over and over again by the sweet tropical smell of fragrant blooming Plumeria flowers.  Mom loved bobbing in the waves of the warm Hawaiian waters.  Mom always loved to go on long power walks in the fresh breeze.  Before every Jewish holiday, Mom would spend endless hours on the phone happily consulting with so many siblings, cousins, and nieces about elaborate Hungarian recipes, always eager to perfect technique, efficiency, and aesthetics.  Mom was so excited to happen upon anything beautiful…and she perfected snagging the best possible price on her prize purchases.  Mom loved helping me write essays as a young girl…and she was especially excited when we got a word or a sentence or a paragraph right.  Mom loved connecting with people, and lending a hand to someone in need. Mom cared so much about everyone and everything. On this Mother’s Day I thought about the powerful influence our parents have on us, and in turn the awesome responsibility we have to the impressionable people who pay attention not just to our words and actions, but more subtly to our demeanor, countenance, values, and drive. On this Mother’s Day, I miss my Mom and at the same time, I’m uber grateful for My Mom, my role model and inspiration.
