Please Stop By and Say Hello👋 – TBG Update 8/13

I’m excited for our new listing getting staged today and coming to market at the beginning of next week.  It’s a character Spanish casita with 3 beds, 2 baths, a pool and backhouse in the back, and charming curb appeal with a front porch pergola in the front.  There’s a living room that opens to the dining room (and the party porch) and a kitchen that opens to the backyard and pool.  The indoor/outdoor flow is just right for relaxed Southern California living and also for entertaining. It’s in the Third Street School district on a pretty tree lined street. I can’t wait to bring it to market!

Highlights of this week were some cool listing appointments with fascinating accomplished people thinking to downsize from the big houses they needed while their families were young and growing but not really so much anymore now that they’re grandparents and able to do something different.  It’s interesting to observe different people going through the stages of life and to marvel at how much we are all the same.  There seems to be a part of all of us that wants to embrace the change of a new life stage and to lean into it fully, new living space and all.  And then there’s a part of us that wants to hold on to the memories forever, and to keep savoring the familiar and comfortable, and not to leave the old for something unknown and new.  Our houses are so much a part of our personal story and it’s sometimes hard to separate. I find it inspiring to see people at the next stage of life, one step ahead of me, and I love to be in the company of people with big shoes that I would like to fill one day just like them.  I love listing appointments, and hearing the rich stories of the houses, and connecting to the people who live in them.  I also love the anticipation of finding just the right new people to live in the house, and learning their story and their hopes for their futures in their new space.  It’s such an honor and a privilege to shepherd people through the process every step of the way.

It was awesomely fun to go to lunch as a team this week to celebrate Lucy’s birthday!  I loved the energy of coordinating deals around the table, comparing notes and experiences with our clients, and bouncing ideas (and houses) off one another.  I’m extraordinarily proud of my team of hardworking, dedicated, awesome agents and talented support staff.  We just closed 13 deals all together.  In truth lots of what we do ends up being rocket science and the devil is in all the details.  I find that it takes a village to get the job done right each time and I absolutely love and savor my little village.

In the market, inventory is still tight, interest rates are still extraordinarily low, and buyers are mostly super discriminating and holding out for a house that feels just right, even if it takes a while to find it.  We recently leased duplex units on Orange and Mansfield for 7000, 6900, and 6800.  The way to get top dollar both for sale and for lease is to create a space that’s fresh, new, and remodeled with cool appealing design.  Both purchasers and renters will pay for a hip cool space.  Highest demand, and highest sales price, is for spaces that are completely and totally awesome and in current move-right-in-condition with no repairs or updating needed!

This weekend, I’m looking forward to bonding with my one child at home because I missed her like crazy when she was in school abroad for the whole of last year. I always look forward to my weekly standing phone appointments on Saturday night and Sunday night with my in-law kids; it’s fun to get to know them!  And I always look forward to meeting people from the neighborhood at open houses on Sunday – please stop by and say hello!
