I’m super excited for our new Duplex Listing at 806 S Detroit! I’m excited that our off market listing at 112 N Formosa is contingency free! I love that both buyers + sellers are excited about the sale! I’ve been immensely and consistently enjoying my interaction with the sellers; they’re uber smart, direct, blunt, and to the point (I love that.) They’re organized and decisive in their thinking and very adept at communication. I have a running theory that sellers end up attracting buyers that somehow feel super similar to them and in this case I believe my theory holds true; the buyers and their agent have been great.

I’m excited for our new buyer escrow in Carthay Square and I’m looking forward to our inspections on Tuesday afternoon! When we bought our house in Oxnard, a moisture inspection during our investigation period showed moisture in the interior walls in several areas and the listing agent told me to ignore it as it was no issue. Turns out the stucco wasn’t watertight and the house needed new stucco! Even though our client’s property in escrow will be taken down to the studs after close, so mold inside the house won’t change the scope of work, we added a moisture inspection to our Tuesday lineup to make sure the stucco and windows are watertight from the exterior! Because this house only has heat and no AC, it’s super important to test for asbestos. I’m excited to source + manage the lender to make sure our client has the lowest rate and closing costs. And also to help source + vet the contractor. Knowing this buyer as the nicest guy from selling his house, I’m super excited to represent him on the buy side!

We are having so much fun preparing 3 properties for sale! We’re loving the Farrow and Ball colors and experimenting with them on walls! We’re finding that the paints look completely different in different areas closer and farther from sunlight and at different times of day! It’s super fun to experience houses transform and get their glow up! Even doing this for almost 20 years, the excitement never fades and it’s a marvel each and every time!

Last week Eliyahu and Nechama, our 5 + 3 yr old grandkids, had Winter Break and I volunteered to take the 2 kids to Disneyland! It was their first time and they were amazed. By everything. By afternoon, we had admired so many little girls walking around dressed as princesses, and Nechama wished to be a princess too. So we eagerly went and picked out a princess dress and I handed it to Nechama in a bag. Nechama wanted to wear the dress in Disneyland. When we were almost at the front of the line for The Jungle Cruise, I slipped the shimmering cocktail length dress right over Nechama clothes. Moments later, the ride attendant addressed us, “This way princess” and “Step around the center bench, Princess.” Nechama beamed in that princess dress! She sat bravely in her princess dress on Pirates of The Caribbean and so upright and proud on the parking tram back to the parking lot in the dark. I knew Nechama would fall asleep in her car seat the minute we left the Disneyland parking lot so I suggested we take off the princess dress before our ride home. Oh no. That dress was staying on, and Nechama asked that I be extra careful not to snag the dress in her car seat straps when I buckled her in. I think of that day and the 3 of us sitting in a Dumbo car, Eliyahu proudly at the lever and a giggling Nechama with a red lipstick kiss cheek on my lap asking Eliyahu to make Dumbo go “up, higher and higher” and I think it’s true that Disneyland might just be the happiest place on earth (at least for a Grandma and her Grandkids!)
