Our listing at 741-743 N Las Palmas is an interesting value-add opportunity.  There are 2 habitable structures on the property and a third structure that’s storage/workshop.  The front house is delivered with a tenant in place.  The back house is delivered vacant.  We have 5 counteroffers out to buyers and after a showing to interested parties of the front unit Monday at noon, the owner plans to choose an offer.  We see repeatedly as we sell tenant occupied properties, how impactful it is on value for a landlord to manage their rental unit strategically so that it’s attractive to a future buyer upon sale.

 

I’m in awe of the residences at 8899 Beverly Blvd, on Beverly Blvd between Robertson and Doheny. The original commercial building was completed in 1964 by modernist architect Richard Dorman and it was the first Los Angeles International Design Center. Olson Kundig, renowned global Seattle based architecture firm, turned the historic building into 40 upscale residences with floor-to-ceiling windows, 11 ½ foot ceilings, and striking views all around.  A unit on the 7th floor sold for 17.5M in January 2023, and the east penthouse units sold for 24M last year.  The west penthouse is active for sale now for 24.5M. According to the MLS, 22 of the 40 units have sold, 1 is pending, and 3 leased.  I walked into an open house on a Tuesday to see an available unit and it’s fascinating to experience!

 

The excruciating and gut wrenching funeral of Ariel + Kfir + Shiri Bibas this week was devastating. Seth and I flew to the East Coast to find comfort and meaning in squishing, hugging, and kissing our grandchildren Eliyahu + Chaim + Nechama.  It hit the spot to pop into carpool on Friday to pick the kids up from school, whisk them straight to the ice cream store, followed by the toy store, and then a topper at the candy store. It was the biggest treat to go out just to hang at the pizza store with our kids Saturday night and to sip a coffee together on Sunday morning.  We got super lucky to happen upon a Gestetner family wedding weekend that was a reunion with all my favorite aunts and cousins who I love to pieces.  The biggest solace and comfort is always family, love, and so many kisses from grandchildren!  I wish for a world where all people everywhere could live in safety, peace, warmth, comfort, non judgement, laughter, and love.
