I’m super excited about our new listing at 320 N Martel! The house is 2683 square feet + the garage is 388 square feet (currently used as living space) for a total of 3071 sq ft on an extra large lot of 8227 square feet. The style is handsome Santa Barbara California Spanish with arches and architectural detail throughout. The footprint is authentic and intact; the owners are big proponents of preserving the integrity of the 1933 Spanish Historical Charm. The expansive lot is well configured for indoor-outdoor living with a large gated interior courtyard replete with a three tiered fountain in front, an arched porte cochere in the driveway, a huge porch with an underground spa behind the house, and a large flat yard (perfect for a pool or a party or both) at the back of the house; there are tall majestic swaying palm trees everywhere. The house has 4 bedrooms (3 up and 1 down) and 2 bathrooms (1 up and 1 down). Right now the downstairs bedroom is used as a den (with laundry hooked up in the closet) and it has doors to the backyard. The owners have lived in and loved this house since 2008 and its striking curb appeal has been admired by those who pass by probably from the time the house was built! We’re super excited to start to show today from 2-5!
I’m excited about our new lease listing that will go live this week at 403 N Irving for 8500/mt. I love the location of this house on a quiet tree-lined street a short walk to Larchmont Village. The house was originally designed by Frederick H Wallis, of the Greek Theatre, and it has an open, fully renovated, clean, light-filled floor plan and 9 foot ceilings throughout. The house is fully remodeled in universally great taste. The living room opens to the dining room, which opens to the designer chef’s kitchen with stainless steel appliances, which opens to the family room, which opens to the backyard and deck. The house is all tripped out with HVAC with Nest, tankless water heaters, custom tile and handcrafted woodwork. In this current interest rate environment where it definitely costs less to rent this house than to buy it, we know we’ll be slammed with applications because this house is unusually perfect!
I’m excited about our lease listing coming this week at 415 N Fuller for 12,500 a month. The house is almost 7000 square feet (!!!) with 3 full floors of living space. Custom built from the ground up in 2009, this house has 1 bedroom suite downstairs and 6 bedrooms + office + laundry (primary plus 5 family bedrooms) upstairs. The first floor has living, dining, office, family, kitchen with breakfast, laundry + bedroom suite. All the rooms are en-suite upstairs. The basement is mostly open concept with game tables and a weight room + a room with a full prep (Passover) kitchen. Outside is a large deck for al fresco dining, some grassy yard, and a huge pool + spa. The location is on a quiet tree-lined street walking distance to shops + restaurants, The Grove, Pan Pacific Park, etc. We can start to show mid week!
It was such an adrenaline rush to do the last final touches preparing 320 N Martel for the market! It’s exhilarating to race the clock before the photographer and marketing crew arrives to make sure the house goes from owner move-out to show-ready in the shortest time so we can begin to show! Right before show time, we were in a passionate flurry of activity! We had someone on windows, someone on last minute garbage pickup, someone on broom duty, stagers swapping out pieces we asked to exchange, someone fluffing pillows and better placing the owner’s plants, a runner to go grab a hose and paper towels to do one final once-over on dust and dirt. The exuberant high of a house getting photographed and then loaded on the MLS to be showcased to the world will never get old…even after 17 years of doing this every day! The hyper anticipation and elated excitement is so real every time!
Esti was home for the weekend! It’s fascinating to listen to the details of her camp and to marvel at the creativity and organization of the husband/wife entrepreneur team who put together a 2.5 week Canadian traveling camp experience. The organizer couple commissioned a bus and a bus driver to spend the 2.5 weeks with the camp. The 34 teenage campers each showed up with a small duffel bag (never to be unpacked) and their bus made 2 laundromat stops, one per week. They bunked overnight in different spots, slept on beds or air mattresses, were assigned daily community chores, and they were rewarded as a group for compliments received by the businesses and individuals they encountered on their travels. They did high adventure nature activities like zip lining across waterfalls, climbing a Via Ferrata in the rain, and parasailing. I love hearing from my daughter of all the logistics, organization, planning, teamwork, and enthusiasm of the couple who created an outdoor experience of a lifetime! What an innovative and talented cool endeavor by enterprising gumptious grandparents!
We’re slammed with showing requests!! We’re hearing buyers say over and over again that they’re resigning themselves to the fact that interest rates are high, they may not go down soon, and they want to buy a house anyway. Interesting to watch and see how widespread the perspective and how impactful on the market!
Wishing all an awesome week ahead!
Xoxoxoxo,
Sheri
