I’m so excited that we closed this week on the sale of a fabulous house in Woodland Hills, representing the buyer!!! Sellers on listing appointments often speak and dream of attracting a Chinese buyer…and this Chinese buyer was awesome! We won the property in multiple offers partly because our buyer was well more qualified than all the other buyers. I deliberately chose to present to the seller just ⅓ of the cash that my buyer shared with me because the amount shared was still 2.5x the purchase price. I love working with people who are smart, savvy, articulate, organized, attentive to detail, upbeat, curious, and adventurous. The collaboration was spot on and the result + experience was awesome!
It was super fun to attend inspections with our lovely buyers (referred by favorite clients) in La Tijera Village this week! We were one of 15 offers and we won the bidding war!!!!! The seller shared inspection reports during the counteroffer stage and it was fun to read through and to schedule just follow up inspections to look more closely at the specific issues that were already disclosed. The biggest issue in that shared report was moist soil in the crawl space under the house. Our follow up foundation inspector spent 90 minutes crawling underneath the 1700 sq ft house to report that it is definitely too moist and wet under there. We did a plumbing inspection and a mold inspection, but both vendors just checked the living space and reported no issue. So I called my Home Depot Parking Lot Man-With-The-Pickup-Tuck, who happens to be a mighty small person, and I asked him if he and a friend could drop everything, drive to Inglewood during World Cup traffic, turn on every water source inside the house and then crawl underneath the whole house to see if anything is leaking onto the soil. 2 hours later, they arrived..and it turns out the pipe underneath the kitchen sink was leaking (quite a bit) into the crawl space!!!!!!! It is the best feeling to know for certain that my buyers are scoring an amazing house and getting an amazing deal at it!!! It’s interesting that people at open houses so often say they won’t get into a bidding war, but it makes no sense to create categoric black and white rules because even with beating 14 other offers, my clients are way underpaying for the house! Writing our offer with no loan or appraisal contingency (even though we’re getting a loan and we completed our appraisal during our inspection period) helped us win!
I’m super excited that we recently dropped the price on our listing at 606 N Martel to 2,750,000 and it went into escrow and it’s now contingency free! Our listing at 166 N McCadden is an incredible deal at 5,649,000. The house is amazing with grand large scale rooms, the tropical pool in the backyard with multiple waterfalls, high ceilings and interior doors throughout, and solid newer custom construction. We dropped the price on 1518 N Stanley to 1,595,000 and it’s a superb deal now for a house with a back house, front yard with waterfall, and back deck surrounded by trees. We dropped the price on 5761 Olympic to 1,499,000 and that house is such a great deal for 4 beds, 4 baths, 2593 square feet and a sweet backyard.
I’m super excited that we sold our listing at 1015 N Martel! It was interesting to navigate around below market tenants, out of state owners, city inspectors who put violations on the property, city of West Hollywood strict landlord/tenant laws, and the process of our choosing to cancel on the first buyer in escrow who did not perform to switch to the lovely closers who were actually a pleasure. This deal was one of navigating obstacles, persistence, endurance, and sticking it out all the way to the end!
I’m excited that Nechama sold 2326 Sunny Point St with multiple offers for over the asking price and that Matthew represented the buyer who bought 5990 Saturn St. The Sunny Point sellers were great people who met us at an open house at a listing in Hancock Park. We love sellers who are meticulous, organized, keep great records, are an honor to represent, and of course have a fabulous house to sell!

Everyone’s favorite duplex unit at 311 N Mansfield is up for lease again! The upper unit has 3 beds + 4 baths in 2756 designer done beautiful sq ft!!! We’ve had multiple applications to lease the architectural + beautifully remodeled upper unit at 450 N Orange (owned by one of our favorite past repeat clients) and we’re holding out for a super qualified applicant. Prospective tenants are really liking the new ADU unit for lease at 1159 S Hayworth behind a beautiful emotional Carthay Square duplex building and we look forward to leasing it soon. We just dropped the price on our fabulous lease at 8021 Blackburn to $6750, which is a nice deal for a beautifully remodeled upstairs large unit in Beverly Grove. We’re excited that we finally found the perfect sweet tenant for the unit at 170 ½ Sycamore!!!!
Going to my oldest grandson, Eliyahu’s kindergarten graduation, my first graduation as a Grandma, was a hugely momentous emotional occasion and insanely fun!!!!!! I was awestruck by the honor to be there, proudly taking pictures of Eliyahu (and his fellow classmates) in his paper graduation hat, red white and blue Olympic medal around his neck, holding up his paper kindergarten diploma. It was adorable at the end of the graduation when all the kids sat on the floor to watch an end-of-year-recap slide show, which began with an individual shot of each child on their first day of school. Very quickly, the whole group in unison started to call out and cheer for each kid as they appeared on the screen in the slide! Soon after, realizing they recognized a background song in the slide show, all the kids impromptu sang along at the top of their lungs. The energy was collaborative and sweet as they sang about the 4 seasons (Eliyahu dropped a snowflake for winter) and it was funny when they each turned and hugged the person next to them during the “sharing and caring” song. As a person who has a great big bucket list with high adventures and exotic locales, getting to be at Eliyahu’s short + sweet kindergarten graduation just a few minutes from home was definitely top of my list and I’m uber grateful!
