I’m super excited about our new listing at 175 N McCadden!  The house is now 6891 sq ft (per the assessor for the main house only) all above ground on two floors!!  Upstairs features 6 bedroom suites and an upstairs laundry room.  Every part of the house was put in when the house was taken down to the studs in 2006; in 2021 the entire house was freshly painted, the floors were refinished, and new carpeting was put in.   There’s an elegant spacious formal entry featuring a gracious winding staircase to the second floor landing.  The oversized living and dining rooms open to a central grassy courtyard. We dropped the price on 1137 S Ridgeley 100,000 to 2,399,000.  The house is 3377 sq ft over 2 stories with a pool + garage in back on a quiet tree lined street.  It’s a lot of house for the money and now just about 710 a square foot.  We happen to be selling the house next door to lovely people so this house comes with sweet new next door neighbors!

206 S Mansfield closed on Friday for 2,578,272.  I called Dave, one of the 2 sellers, to let him know we had confirmation of recording.  Dave said, “Hiring you was the absolute best business decision!” (I love that!!!!!)  Dave shared that he had no idea how involved and extensive our services would be, and he was completely wowed by the experience from start to finish.  (Exactly the way I want it to be!!)  The experience was neat for us at our end too. Dave and Lynn followed our recommendations on prep, they are smart + sharp in conversation, we worked well with their upstairs tenant, and the new buyers + their agent, Liz, were adorable and fun on the other side.  It’s an honor to represent sophisticated sellers who own architecturally interesting properties and it’s most fun when everyone is engaged and clearly loves the experience all around!

1056 S Mansfield closed this week for 2,230,000.  I felt all the feelings going to the key exchange and watching my super cool buyers take the house key and open the door to their new home!!!  It’s special to be a part of that moment!!!  The house is 2655 square feet, which makes it about 840 a square foot.  I love the extra high ceilings, the ornate character molding, the large foyer and center island kitchen, and the sunshine filled bedrooms upstairs.  The gem of the property is the grassy private backyard with trees.  It was very fun to represent the lovely buyers on their 2 year journey that ended with this very special home!

343 N Orange leased immediately, with multiple applications, listed for 6995 a month.  Across the board, with both leases and sales, properties that are in move-right-in-condition priced at (or below) market value, with good architecture and in a quiet location, sell or lease immediately with multiple interested parties.  Properties for lease or for sale that need significant repairs and/or upgrades take a much longer time to sell or lease, even at a reduced price that takes into account the needed repairs and upgrades. 

Stagers are slammed and booking one month out, which means lots of inventory is coming!!!  We have 6 signed staging agreements on properties we’re bringing to market and it’s so fun to anticipate, plan, and see the “before and after” transformations each time!  Even though I’ve been an agent for 18 years this summer, I get so excited at every part of the process!

Seth and I spent the weekend on the East Coast with Raizy + Mordechai and Mordechai’s family as the Koenigs celebrated Eli’s Aufruf the weekend before Eli and Rivi’s wedding Sunday night.  It was such a privilege to be included in the elegant, well appointed, beautifully warm intimate gathering of Mordechai’s immediate family + grandparents, aunts + uncles…and us!  Still being relatively new to the empty nesting/in-law stage, I find it wondrous for adult kids to join our family and I find it equally wondrous for my grown kids to become a part of another family.  It’s a treat to experience the in-law kids’ family in their home: to gain insight into our in-law kid’s upbringing + background + family culture, to see a glimpse into my married child’s experience with their in-law family, and lastly for us moms to share once each of our kids are part of each others’ lives.  I’m very much still in the growing, learning, and figuring-it-out phase (I like to hang out there in all areas of life) but spending time with the in-law kids’ families and experiencing their warmth and friendship hits the spot every time. It’s exactly 30 days until the kids come home for Passover and I absolutely can’t wait!!!!!!!
