It was so fun to deliver keys to the best buyer on Friday afternoon at 503 N Formosa! I have a running theory that sellers attract buyers who are just like them. It proved so true on this property! I met the buyer when she called for a private showing, and then we met again for a second showing, and then again for a third showing, and every interaction throughout the transaction was a total treat! I’m excited because the sellers are the loveliest people who created a truly special house, and I know that the buyers are going to be thrilled living in it!
We have a listing coming up that I’ve been looking forward to since my first conversation with the sellers January 22, 2019! We have a house in escrow with sellers we’ve been talking to since March of 2020! I’m talking to a seller who says he’s close to being ready to decide to sell his house and we’ve been talking since June 21, 2018! A prospective seller reached out today and we’ve been talking since February 28, 2019! So many people are super attached to their house, and from the time they think they might want to sell until the time they actually sell is a lengthy mental and emotional decision process. It’s fun when they make their decision :)!
Interest rates went down!!! I emailed Wells Fargo at the beginning of the week for rates on a loan amount of 1,400,000, with a relationship discount. A 20 yr fixed was 5.5% and a 30 year fixed was 5.625%! That’s a huge jump down, and the lowest rates have been in over a year! Most experts are predicting that rates will go lower this year. Most lenders allow one adjustment in rate down from the time of the rate lock to the close of escrow. Some lenders allow one adjustment in rate down after closing. Almost everyone believes there will be an opportunity to refinance rates lower yet in the not too distant future! More buyers are showing up at open houses to take advantage of good rates… and likely better rates to come!
Gavriel, 3 years old next month, Facetimed me this morning at 8:45 am, and he said “What are you doing?” I was going to work! Gavriel said, “Wanna go to work.” So Gavriel came to work with Grandma on Facetime. I was going to get keys to a new listing in Windsor Square because the sellers were moving out today! All the movers in the 2 big moving trucks waved hello to Gavriel on Facetime. The very kind seller asked if Gavriel and I get to see each other often in person. I explained to the seller that when Gavriel last came to LA, we loved going up and down the escalators at Nordstroms at The Grove…and then Gavriel added, “And to the Zoo. We LOVE the Zoo!” I’m counting down 71 days until Gavriel comes for Sukkot…it’s so hard to live so far away!!!!
