Our new listing this week is a couple thinking to sell but not to list their house publicly on the MLS. Their house is a two story Spanish in a prime location. Downstairs is a show-stopping living room with an extra high vaulted ceiling with beams in all directions, a large and wide sunshine filled formal dining room, and a beautiful modern crisp white kitchen and family room at the back of the house overlooking the backyard. A bedroom suite and powder room round out the downstairs. Upstairs there are 3 beds and 2 baths (and an upstairs laundry room). The backyard has a spacious patio with a built in bbq covered by a built-in pergola replete with sun shades, a large turf grassy yard and a two story backhouse (permitted as a rec room) with two studio apartments – one upstairs and one down. The owners would sell for 3M. The house is in pristine immaculate move-right-in condition. The house is so clean that it feels like you could run a Q-tip along the baseboards and the Q-tip would stay white.
My favorite parts of this week were going on listing appointments to interesting houses not right in our immediate area (and feeling touched by the clients who referred them) and then coming back to our whole team working around the same table in the main room of our office. As the world shifts to people working remotely and office space getting abandoned for in-home offices, we’re veering in the opposite direction. I love walking into the office to be greeted by our team collaborating in person at the same workspace in one room. I love taking my seat at the table and getting to work together with the group.
When we listed 322 S Citrus earlier this year, the owner was thinking of selling her house by owner. I suggested that she call a different recent seller to hear of his experience to better inform her final decision. She called him and then she decided to list with us. 322 S Citrus closed a month ago and we sold the house for 250,000 over the asking price. I got a text on Friday from the client that generously took the time to serve as a reference to let me know he was touched that the seller of 322 S Citrus called him back a month after her house sold to thank him for his recommendation to list her house with us. As a person who cares to a crazy degree about getting results for our clients and about their experience working with us, all of the reciprocal caring means the world to me and touches me deeply.
I love to drive to Oxnard early Sunday morning and get back midday in time for open houses and showings. I love how quiet, serene, and peaceful it is by the ocean. I love how the sun shines but there’s still a distinctly cool ocean breeze every time. I love how the harbor with all the boats is so close to the ocean, and I love how there’s so much sand between the houses and the water. There are so many orchards visible on the ride there, and so many workers picking fruits and vegetables in the fields. There are clapboard farm stands at so many corners with cars pulled over to buy the fresh local grown organic produce. My favorite is the Sunday morning Farmers Market in the Harbor parking lot, with the blue water and floating boats behind the makeshift fruit stands, some local artists playing music between their blueberry sales, and the delicious fruits and vegetables that market goers are invited to sample. I love going to open houses and following that local market too. Every single thing about that little area hits the spot for me.
We’re pretty much 60 days to the end of 2021 so anyone who wants to buy or sell a house before year’s end needs to figure it out now. I’m excited for 2022!!!!!!!!!!!!!!!!!
