I’m super excited about our new listing at 110 S Fuller!Ā  Per the assessor, this Single Story Traditional Miracle Mile Home is 2241 sq ft, and it has unusually good use of space.Ā  There’s a living room with vaulted ceiling, a sunshine infused formal dining room, a kitchen with breakfast room (+ a door to the outside), 4 beds + 3.5 baths.Ā  The primary & 1 secondary bedroom (staged as an office) have sliding doors to the backyard with pool, hardscape, and a backhouse.Ā  The block is central, tree-lined, and quiet.Ā  REST floor plan company measured 2659 sq ft for the house + backhouse combined.Ā  This is a really good offering and I’m excited to meet the buyer who is smart and buys it.

 

Everyone is in awe over the masterpiece that our sellers, Jodi and Sarah, created at 126 N Poinsettia.Ā  We’ve been getting asked over and over if they do private design.Ā  They don’t; they buy a house and reimagine it to create an extraordinarily beautiful masterpiece for sale.Ā  I love that there are elements that are genius and never seen before, such as rounding the end cabinet in the kitchen and extending it (along with all the cabinetry) 11 feet high to the top of the raised ceiling, creating an apron out of the Taj Mahal stone counter, choosing double travertine farmhouse sinks for the kitchen, fabricating wooden arches above all the interior doors in the house, barreling the 11 foot high ceiling of the hallway, and all the magnificently exquisite stone installations!!!!Ā  Today and Sunday are likely our last open houses at this property. It is a total treat to see, so everyone is invited and encouraged to come drool and swoon!

 

For those who are thinking of daring to try to create their own masterpiece, 110 S Fuller could potentially be turned into the same…and it has a pool!Ā  The house was recently tenant occupied so a new owner could live in the house ā€œas isā€ if they choose to move right in!Ā  Our team worked so hard for weeks preparing this house for sale and we are all in love with the house and its possibilities…

 

I’m excited that we closed on the sale at 96 Fremont for 300k over the asking price!Ā  The property was first listed for sale in 2021.Ā  It didn’t sell and the owner decided to lease instead.Ā  We are the eighth listing (and fourth agents)Ā  since the first sale listing in 2021 and it’s such an honor and a privilege that we got it closed!Ā  We loved everything about working with Ali Jack as the cooperating agent and we can’t wait for the next time we get to work together!Ā  It was so fun to randomly bump into Miho, the seller, who flew in for the day from Seoul, Korea, for the closing and her hug and exuberance made my day!!!Ā  I appreciate that Miho introduced me to Kakao Talk and then all our Korean clients were excited to communicate on the app too. Thank goodness for Google Translate for the times they forget and write in the wrong language.

 

It was interesting that our listing at 116 ½ Sycamore was in escrow and it fell out, and then it went back into escrow right away for the same price, with backup buyers in the wings waiting in case it would fall out again.Ā  Same for our listing at 743 N Las Palmas.Ā  It went into escrow and fell out, and then we went into multiples with 6 different buyers dying for it!!!Ā  Our duplex listing at 6306-6308 6th St also had multiple offers when it went into escrow; to the dismay of the backup buyer that one never fell out.Ā  The best sales are the ones that are strategically set up to attract multiple buyers who compete, which drives them to go higher in price to score a property that’s primed to sell. Our favorite way to price our listings is at fair market value (or the upper limit of fair market value).Ā  When our listings go over our asking price, it’s because buyers want the property badly enough to pay more than market.

 

Today at 10 am we have a final walk through at our listing on Ridgeley, where the buyer discovered asbestos during their investigation period and asked the seller to completely remediate before the close of escrow.Ā  What a grueling process for our champ of a seller to conquer!!!!!!Ā  Escrow was scheduled to close February 17 and it was delayed 3.5 weeks, all of which were spent in a frenzy of coordinating and living through the harrowing remediation process!Ā  The process was not only grueling and effortful, but also hugely expensive.Ā  Agents and buyers are smart to be vigilant during inspections to make sure there is no disturbed asbestos in the attic or crawl space of the house under contract during their contingency period!!!!Ā  We’re all excited to finally arrive at the finish line on this one!

 

On nightly Facetime calls with grandkids, we’re excitedly planning where we want to go and what we want to do when we finally get to be together in LA!!!Ā  We definitely plan to go whale watching to see the whales migrate through our Southern CA waters back to Alaska from Baja; we wish we get to see Mamas with their newborn calves!!!Ā  Gavriel wants to visit the Snakes in the Reptile House at the LA Zoo, one of our favorite hang out spots.Ā  I wonder if the toddlers would enjoy the very old fashioned and historical Bob Baker Marionette Theater.Ā  Eliyahu would definitely love to get slimed at the Sloomoo Institute right in our neighborhood!Ā  My very favorite activity is getting all comfy in bed on Shabbat or a holiday morning, propped up on so many pillows, and surrounded by so many little ones conquering a tall stack of all the books in the cabinet!Ā  Grandkid Time is absolutely My Most Favorite Time of the Year!
