I’m super excited about a new lease we have coming up in Hancock Park at 115 S June. The house is a Single Story Mid Century Modern that has 5 beds & 5 baths in 4471 sq ft on a sprawling 17,800 sq ft lot. The single story Mid Century modern style is rare and celebrated.  The house has a vintage cool authentic vibe that feels like quintessential Southern California indoor/outdoor living.  It’s off market for now and it will go on the market if it’s not leased soon.

 

I’m excited about our new listing at 5761 Olympic that’s a great deal for a house with 4 beds and 4 baths in 2593 sq ft on a 6752 sq ft lot.  It’s kind of neat that the primary bedroom has a sleeping area and a living area, and the main house is raised so the views to the outside are peaceful from up above.  The lower level is currently a backhouse and accessed from the backyard.  The full one bedroom accessory apartment is attached to the house so it can easily be accessed from inside with an opening in a wall.  The location is central.  The price is attractive for a house this size with a grassy backyard, great for someone who will live on Olympic Blvd. to get a great large house at an attractive price.

 

I’m so excited for my buyer client who is in escrow on a beautiful new construction house in Woodland Hills!!  We started searching for a house in September 2025.  Our client set out to buy a new construction house for around 2.5M in a nice up-and-coming area and he nailed it!  We first got close to buying a house in Silverlake but we ultimately walked away because there’s a neighbor dispute that the owners won’t resolve and our buyer isn’t confrontational.  We got super close to buying a brand new construction house in Encino but that seller insisted the contract be “as is” with a super short investigation period and that made our buyer justifiably afraid. (That seller regrets it and the agent keeps reaching out.)  We scored with a beautiful house in Woodland Hills that’s 4239 sq ft on a 16,416 sq ft lot.  We asked the seller to repair 30 items in our first Request for Repairs and the seller agreed to repair 23 items out of our requested 30.  On a follow up second request we sent to the seller, the seller agreed to repair 2 more items (part of one of the 7 items the seller was not going to repair.)  We will inspect after the seller makes repairs to confirm that the repairs were made.  The process was easy and smooth and our buyer is so happy!  I’m excited because another new construction house right across the street, that’s smaller and on a smaller lot, is in escrow for 500k more than our buyer is paying.  The house we got is the best of all we considered; both the house and the deal are awesome!

 

I’m excited that our listing at 1015 N Martel is in escrow and an investor is pumped by the value-add opportunity.  There are interesting lessons for property owners to learn from this property.  First, it makes sense to safekeep lease paperwork when landlords rent property to a tenant.  Landlords are better protected under landlord/tenant laws when lease paperwork is in hand.  Second, it’s prudent for landlords to raise tenants’ rents by the legal amount of rent increases each year to keep rents in a building at fair market value.  Third, it’s prudent to upkeep property and continuously improve and repair so that property is in restored condition. When tenants stay in a property for 50 years or longer and rents were never raised, and so many years have gone past that lease paperwork is no longer accessible, and the property needs upgrades and repairs, value is not at top dollar compared to surrounding properties. 

 

We just got an offer on our listing at 606 N Martel!  I love that house because it’s so filled with sunshine.  Standing right inside the front door, there’s a full glass door out the kitchen, 2 glass doors off the center hallway, and 3 skylights – one over the kitchen island, and 2 in the hallway.  All 3 bedrooms in the house are en-suite, the ADU is a studio apartment built in 2021, the pool is pebbletech + has a jacuzzi + waterfall + pool cover, and the design is classic and timeless.  The house is sweet and feels just right.

 

We leased 137 N Poinsettia right away, representing the landlords, for 9000 a month to great tenants because the house is charming with character, and also in beautiful updated condition, in an amazing location.  We leased 147 S Poinsettia, representing the landlords, for 4900 a month and it took a beat because the owner plans to add a second story to the house in a year so the condition is “as is” and strictly for a one year term.  We leased 632 S Arden,  a house with 5 beds + 6 baths in 5312 sq ft on a 15,311 sq ft lot, representing the tenants, for 16,000 a month, and we’re excited because the house just sold for 4,016,892 this month so leasing it for 16,000 a month is a steal.  We have beautiful new leases at 450 N Orange and 8021 Blackburn and both get calls and lots + lots of showings so we know they’ll lease real soon!  Our lease at 170 ½ Sycamore just got the kitchen cabinets and the living + dining room walls painted white so that unit feels fresh and airy now!

 

I love that our week was filled with experiences of people living their best lives!  Our buyer in escrow in Woodland Hills, an avid foodie, has been on long wait lists for dinner reservations at celebrated restaurants in Japan.  He got notified that he had a confirmed dinner reservation this week Thursday night so Tuesday night he hopped on a plane to Japan for an exquisite dinner!!!  I got pictures on whats app from Japan of all the raw fish courses…our client said the food was 12/10!  One of the tenants who leased our listing flew to London for 48 hours this weekend to celebrate his favorite football team, the Arsenals!  2 other tenants are leasing a house while they build the house of their dreams, one with an out-of-the-country architect, because none of the locals were exactly the right style.  The offer we just got on our listing is intended as a gift from the buyer to a special friend who he loves dearly.  It’s a privilege to serve people on a journey to living the life of their dreams!!  I love the quote by Walt Disney, “All our dreams can come true — if we have the courage to pursue them.”  It’s the greatest honor to be a person who helps make dreams come true!
