We loved the sale at 312 S Mansfield, which closed this week for 2,650,000, 38 days on the market.  The house is a 4 bed + 4 bath Single Story Home with a pool that was entirely remodeled in classic great taste by a previous owner in 2011.  It’s interesting to look at the sale history.  The previous owner who did the work bought the house in May 2011 for 850,000.  Our sellers bought the house fully remodeled December 2011 for 1,470,000.  Our sellers meticulously maintained the house so it stayed pristine + immaculate and our sellers sold it 13 years later, now, with multiple offers and so many people disappointed they missed it, for 2,650,000.  This house highlights what’s amazing about real estate. An investor bought a fixer house with cool bones and made a great profit.  An owner bought the move-in ready house with cool bones + smart, classic, beautiful upgrades that stayed in style + appreciated over time and served as a good investment.  A new buyer will enjoy the space as their residence and it will continue to serve as a good investment over time.   I especially love closing deals that feel good all around where all parties, on both sides, appreciate each other and the outcome!  This deal hit the spot in every category and we loved it start to finish!

 

I’m excited about our new listing at 6017 Melrose!  I represented the lovely owner when she purchased this property in 2017.  At the time it was a 3 bed +1 bath Single Family Home but it’s zoned for commercial use and allowed as a retail store.  So it became The Linen House, a charming linen store + design studio.  The owner remodeled it entirely – foundation, new roof, new 200 amp electrical panel + wiring, plumbing, recessed lights + fixtures, alarm system + Ring doorbell + security door + cameras.  There’s crisp marble tile throughout and Scalamandre wallpaper in the office.  Parking is in the driveway always, from 9 am to 3 pm on Melrose in front of the property, and readily available on nearby side streets.  The space is one big open room and 4 smaller rooms off of it – 2 front facing with windows and 2 towards the back.  The area is right in the heart of so much new development and close to Larchmont Village.  It will make a perfect office, design studio, workout space, or retail establishment.  It’s easy to show and ready for a new owner to move right in!

 

I’m honored that our listing at 450 N McCadden made it into the Architectural Digest “Need to Know” column!  The house is unusual in that it’s completely new, zen, and classic in Hancock Park.  The architecture, by Robert Aitcheson SCAAA, is beautiful.  My favorite view is of the pool, perfectly centered around the arched hallway from the Bulthaup kitchen + dining room through the large family room to the private hedged & landscaped backyard.  The majestic Mediterranean home is on a beautiful tree lined quiet street with amazing neighbors, it’s hedged and private, and it’s in walking distance to amazing eateries and establishments on Larchmont, La Brea, and Melrose.  It’s serene, classic, neutral, and so beautiful!

 

I’m excited that we found the right tenants who are super stoked to lease 301 N Citrus!  We leased this house in 2008, 2013, 2017, 2019, and now in 2024.  The last tenants who lived in this house for almost 5 years were the most beloved people to join our community from Manchester, England, and they’re missed by so many since they moved back to England. The new tenants seem like super cool people too, and the owner is our absolute favorite!

 

The sunsets this weekend in Oxnard were glorious! Oxnard’s beaches are southwest-facing, with the sun setting over the Channel Islands across the Santa Barbara Channel, making for magnificent red, orange, pink streaked skies against a backdrop of majestic sea + mountains.  This week, there were hundreds of sea lions on the sands of Silver Strand Beach and swimming through the waters from the picturesque harbor through the channel and out to the sea. The waters were a stunning teal blue under the shining sun.  I love how sleepy, peaceful, relaxing, and restorative it is in Oxnard, how powder soft the sand is on the beach, and how aesthetically beautiful the setting is.  And I’m counting down the 45 days to Chanukah when we hope to visit the kids again!
