I’m excited for our new listing at 338 S Sycamore that will go live this week Wednesday!  The house is a cute little jewel box with 3 beds + 2 baths, a porch in the front, and a grassy yard and garage in the back.  I love the way the living room opens to the dining room and the architectural dividing wall is curved and gives personality to the two rooms.  The owner just remodeled the entire house so the kitchen and both baths are fresh and spanking new.   The primary bedroom is a suite and it attaches to a bath with a shower.  The secondary bedrooms share a bath with a tub/shower and one room has sliding glass doors to the yard.  The yard has nice open space for al fresco dining and lounging, and plenty of room for a pool.  The location is perfect on a nice quiet tree-lined street, and so close to cool shops and restaurants, including Republique and Sugarfish.  Homes that are newly remodeled and perfectly move-in ready are so fun to sell and I’m excited to show this home!

Congratulations to Berel on representing the buyers who bought 330 S Windsor in Windsor Square!  Our buyers have ambitious plans to turn the house into a magazine worthy, notable designer owner user haven.  It’s fun connecting them to the best designers/architects in the business and it will be even more fun to follow the progress and marvel at the finished product!

I’m excited for the house we’re staging this week and bringing to market soon in the Miracle Mile HPOZ right near The Grove.  The house is a Single Story Brick English Tudor in a prime location.  I’m especially enjoying our interactions with James, the owner, who is diligent, sweet, smart, and “on it,”  I’m excited to bring James’ house to market soon.  I’m also hyper excited to show this week, off market, a fully gated hedged designer done Mid Century Los Feliz hideaway, approximately 4000 sq ft Tree House,  set uber high above the street, with 4 beds + 4 baths + pool + spa + decks, owned by clients who have been our absolute favorites for over 12 years!

Our buyer, Edward, is contingency free on his purchase and super excited about his new house!  Our request for legitimate repairs that are very immediately necessary, especially the antiquated cloth wiring that is an extreme fire hazard, came back with zero and a message of, “Which part of ‘as is absolutely no credits from seller to buyer’ did you not understand??” Edward is the nicest buyer that can possibly exist.  His request was earnest, reasonable, and kind.  As promised, he removed all contingencies before the times specified in the contract.  Per our contract and at the seller’s request, the seller is delivering possession of the house to Edward 3 weeks after the close of escrow, at no cost to the seller, in a high interest rate environment with a large percentage of the purchase price borrowed.  Edward is a buyer to be appreciated and respected, even if the sellers are hard core serial negotiators.  On the deals we run in our office, we love to close escrow, as much as we can, with all parties feeling rightfully appreciated and respected, even while we’re driven to sell houses for top top dollar.  We are excited that Edward is purchasing a really good house, which he will appreciate and respect for years to come.

Esti starts her junior year of high school in a few days, which means that these next 2 years with Esti are precious and to be savored to the max!  For Esti’s last week of vacation before school starts, I wanted to spend one special day together.  So we jumped in the car and we drove to Yosemite National Park this week.  I was in line at 7:30 am to rent electric mountain bikes, which made for incredibly efficient transportation!  We rode the 12 miles of biking path in Yosemite Valley and then we parked and locked our bikes for a 3 mile float in an inflatable raft down the Merced River.  We biked to Mirror Lake and then we topped our day off hiking the Mist Trail to lush Vernal Falls.  On the way home, we stopped at Bass Lake, where we rented a high speed power boat.  We zipped around the lake counterclockwise (driver’s right shoulder near shore), we turned our boat off and we let it idle and float sans anchor three different times while we swam in the crystal clear freshwater alpine lake, and then we sped around the lake at the fastest speed to create a blow dryer to efficiently dry ourselves off.

Besides the spectacular scenery and fresh mountain air, it’s interesting to hear tales of other Yosemite goers.  There’s the guy who got an email on Friday that after 5 years of trying, he finally scored a permit for Sunday to hike Half Dome; he had 2 days to fly from New Jersey to California and show up to climb!  He made it and it was all so worth it!  There’s the woman who hiked up the Mist Trail and trekked on foot 30 miles over 3 days and slept her first night by Tenaya Lake. She stayed up until 4 am on the second night marveling at the star studded sky at Clouds Rest.  Her pack was way lighter on the way down because she ate all the food she carried in for her 3 days of exhilarating survival in the wilderness.  At the end of our Merced River float, Esti and I hitched a ride back to our bikes with a generous Fresno Tow Truck Driver who was on his way to retrieve a wrecked car from the Yosemite Valley Garage for his insurance company employer. The best wifi is at the Yosemite Valley Village Store and there are plenty of available tables and chairs that make a fantastic office!

We’re so lucky to live in LA, driving distance to the most magical places!!!!!
