I’m super excited about our new listing at 629 N Citrus coming to market this week!   The offering is a charming fully remodeled 3 bedroom 2 bathroom Tudor with a deck + a shady grassy backyard on favorite Citrus Avenue!  The living room has a high pitched ceiling, the dining is right off the kitchen, and the family room opens to the deck + yard! The architecture, period details, flow, and cosmetic upgrades are beautiful!  The highlight of the offering is that the whole building is delivered vacant at the close of escrow!  The location is quiet, central, and prime. Everyone’s prize purchase is a 1920’s building with beautiful period details brought into the 21st century.  The best people score the best properties :)!

We’re getting an application from an amazing tenant for our fully remodeled lease at 6417 Lindenhurst asking 13,000 a month.  We’re said to be getting an application from amazing tenants for our fully remodeled lease at 308 S Highland asking 19,500 a month.  The general running theme in our experience is that both buyers and tenants are springing + willing to pay top dollar for houses (for sale or for lease) that are remodeled and in current new condition!   

I’m excited for my buyers in escrow contingency free on another duplex at 1107 S Citrus!  I’m thrilled for them to be scoring a building with beautiful historical character and charm on a large lot with a big yard, for a great price!  I sincerely enjoyed working with these diligent, comprehensive, sincere, grateful clients who were wide eyed fascinated at all the efforts and details that go into a real estate transaction done well!  We love doing our job well and it’s touching to be appreciated for it!

I’m excited for our buyers scoring off market an awesome character Spanish house for an awesome price in Miracle Mile!  I was driving one day when I happened upon agents doing a private off market showing. I stopped and asked if I could get filled in on the offering and I happened to know the perfect couple who immediately bought that neat house for an awesome price!  Those savvy excited buyers introduced me to their best friends who wanted a deal exactly like theirs – a sweet character house for a sweet price in a neat spot.  We found it!!!!  The sellers of both houses are basically unrepresented.  The price these sellers want unrepresented is low enough that it’s a deal for a buyer with the buy side commission added to the purchase price.  The sellers are proud to basically sell by owner.  The buyers are thrilled with their find and the price.  We’re excited when people score deals on great properties!

Our listings at 1518 N Stanley and 5761 Olympic are both priced to sell now, and we look forward to meeting the forward thinking buyers who seize the opportunity!  Stanley is a neat spot walking distance to Running Canyon, Laugh Factory, Bristol Farms.  Olympic is so much house and yard at such a great price for the 90036 zip code!  Both houses are open Sunday and Tuesday and worthwhile to see and consider!

I love the ocean!!!!  My very favorite thing to do in the summer is to travel to warm ocean water teeming with lots and lots of fish, to don a pair of flippers and a snorkel mask, and to float facedown + take deep breaths through the snorkel tube + marvel at the show under the sea!  I love the deep salt water smell, the light mist often spraying above, the rise and fall with the gentle waves, and the sounds of crackling sand.  My favorite to observe under the sea is the Honu, or green sea turtles! Turtles are reptiles with lungs and not fish! They don’t have gills to pull oxygen from the water, so they need to swim to the surface to get oxygen. It’s fun to watch the turtles swim up to the surface for a gulp of air and then sink again.  Also fun to snorkel near a coral reef that serves as a turtle cleaning station. The small marine fish climb on the turtles’ backs to eat algae, dead skin, and parasites off the turtles’ shells and bodies.  It’s fascinating how fast the honu swim!  As a person who loves to multitask and to hustle and work lots and lots of hours, floating on the surface of the ocean, rising and falling with the waves, is a radical change of pace that’s awe inspiring and the ultimate reboot!
