I’m super excited about our new listing at 1015-1017 S Mansfield.  The offering is a Fully Vacant Up + Down Brookside Duplex + tenant occupied back house w/ 7 beds + 5 baths, yard, and 3 garages in a beautiful tree-lined central location! The front yard is gated with grass and sprinklers.  Each of the 2 main house units has a living room with a decorative fireplace that opens to the dining room, which opens to the kitchen with breakfast area. 2 spacious bedrooms share a hallway bathroom & the 3rd bedroom is a suite. We lowered the price on 1056 S Ridgeley to 2,249,000.  I love that this property is in move-right-in condition with 3 bedrooms and 3 baths.  2 bedroom suites open to the yard with a pool, and a 1 bed 1 bath back house that has soaring high ceilings with skylight, full kitchen and bathroom, and folding glass doors that fully open to the pool. The best part of this offering is the private hedged oasis backyard with large salt water pool + spa, lounging deck, outdoor living area with firepit, and al fresco dining area with barbecue.  The house was taken down to the studs and remodeled in 2019.  It has a roof mounted solar system purchased in 2020.  The pool (including color wheel), all the lights inside and out, and irrigation are all controlled by apps remotely and the AC is a NEST system.  This year we sold 1131 S Ridgeley and 1137 S Ridgeley on this lovely block. Last year we sold the house two doors away from 1056 S Ridgeley to our lovely buyers, Zach and Julie, whose smaller house (without a pool) we sold just down this block.  This house comes with the nicest block and the nicest neighbors!!!

 

I’m excited for Jack that he closed on the sale at 1087 W Kensington Road and leased 4610 Franklin Ave.  I’m excited for Emilee that she closed on 21206 Escondido Street; developers reach out to our office all the time looking for properties to develop and Emilee contacted all those people and sold this property to a very excited buyer from that group.  We have a development opportunity right now at 313 S Sycamore that the owner will sell for 1,800,000.  There are so many buyers circling and ready to pay close to the owner’s price; I’m sure that as soon as someone jumps on it and puts it under contract, everyone else will be clamoring for backup and having regrets.

 

I’ve been going out with buyers to see houses and apparently there’s a new trend in many new houses of.. no more dining room!  Presumably people are leaning toward eating in the kitchen at the breakfast bar, eating out, or dining in the living room or poolside, and not formally at a dining room table.  In walking through income properties about to be listed for sale in our area, a new popular trend is obviously people working remotely from home. In so many rental units, there’s a remote work set-up for every adult living there. Every single tenant was home (working) in every unit I visited last week!

 

Seth and I are back to long distance relationships with our kids and grandkids, which means lots of reading books over Facetime during breakfast, and treats sent in the mail. I love Grumpy Monkey (first written in 2018). Sitting with and respecting feelings while giving them time and space to pass is just right to me, and the illustrations are so funny.  The kids are loving the original Madeline books, such as Madeline in London and Madeline’s Rescue. Classic books written in 1951 have shocking lines like “Poor Madeline would now be dead” (which seems to go right over the kids’ heads.)  Gavriel and Chaim are excited about a new toy airplane (ships and arrives quick!) that transports cars and trucks.  Eliyahu is dreaming to own all the things he needs to play “dress up” just like his daddy; I’m working on assembling all the parts and pieces to that!  Our oldest son turns 30 and his oldest son turns 4 this weekend!  I can’t wait to give each of them a big birthday kiss in person! Eliyahu wants to go out for hot dogs and fries to celebrate and we’re all in and right there!
