I’m excited for Devin, who just closed 1149 S Lucerne; Devin’s buyer beat multiple offers to score this fabulous Move-In Ready Single Family Home with a super spacious yard, done in such great taste inside and out!  I’m excited for Nechama who efficiently closed 835 Westmount Drive, navigating multiple offers for the seller, who just finished the term of an entire listing with a different agent without a single offer. 

 

An interesting observation about the new laws post commission lawsuits. In the old system, when we went on listing appointments, we negotiated commissions for both the listing side and the selling (buyer) side.  As the listing agent, we posted the buyer side commissions on the MLS.  In the new system, buyers request that the seller pay the selling side commission as a term in the buyer’s offer (residential purchase agreement).   In the new system, there is no posted commission, and buyers’ agents are empowered to negotiate for themselves.  We have 2 deals in escrow right now, representing buyers, where the listings were advertised pre new laws with a reduced buyer side commission.  We wrote our offer on each of these properties with the new system, so we had an opportunity to request that the seller pay a standard commission…and the sellers agreed on both deals.  Ironically, the media portrays the new commission lawsuits as effecting reduced commissions for agents, but in real life, it’s the opposite, and we’re seeing that it’s harder for sellers to pay reduced commissions under the new processes. We field calls all day long from agents confirming that commission is offered on our listings, to protect themselves in advance before steering buyers towards considering a house.  There is definitely no buyer considering paying buyer side commissions in real life, as portrayed for months by the media.  Nothing changed for the public about commissions post commission lawsuits.

 

I’m counting down one month until the highlight of my year when the kids come home for the holidays!!!  I want to spend every second (working &) playing & hugging & kissing & smushing those little cheeks, so the next month for me is work-all-day & cook-all-night to stock my 3 freezers as much as I can before everyone arrives!!  My counter is covered with fresh vegetables from the Larchmont Farmers Market, all set to make 5 different soups (butternut squash, asparagus, sweet potato/kale/chicken, split pea, roasted vegetable).  Sourdough Breads + Round Challahs are going from oven to freezer on repeat!  I’m making my way through the cookbook Raizy made with all of My Mom’s Recipes and I plan to make all My Mom’s staples + favorites so Mom’s right here with me…all month while I cook in advance exactly like she did and then through the holidays, with all the familiar sights + smells + tastes of Mom’s best holiday recipes! Thursday, on Facetime, Gavriel had something to ask me.  Gavriel has never been on a real helicopter and he wonders if Grandma and Gavriel could fly high up in the sky in a helicopter.  I LOVE that when Gavriel wonders about flying in a helicopter, his first thought is to ask Grandma!  The holidays can’t come soon enough!!!!

 

Interest rates are down and expected to go lower this week!  Rates on a 30 yr fixed before any relationship discount is 5.875!  With a relationship discount, it’s 5.125%.  10 year ARMS are at 4.875%!  The market is back!!!
