We dropped the price on 2050 Edgemont to 3,899,000 and we also listed Edgemont for lease for 14,500 a month.  We got immediate requests to show Edgemont for lease, followed by immediate applications to lease.  The owner’s preference is to sell, but with lease applications in hand, today is likely the last opportunity to purchase 2050 Edgemont before it’s leased.  It’s unusual to find a house that’s so gated + private, set so high above the street, and designer done to such an extent, at this price point.
We dropped the price on 664 S Highland to 2,399,000.  The offering is a good price for a two-story Hancock Park home that’s 3534 sq ft on a 10,511 sq ft lot with a pool.  The house was entirely remodeled by the current owners 2013-2015 so it’s in move-right-in condition. We dropped the price on 110 S Fuller to 2,299,000, which makes this house a great deal for a house with 5 beds + 5 baths (including the unpermitted back house) + a pool and yard.
I’m excited for Devin’s 2 new condo listings. 1140 N Formosa #10 is an architectural Lorcan O’Herlihy modern 2 bedroom + 3 bathroom top-floor townhouse with large sunshine filled windows + tall ceilings in West Hollywood overlooking Formosa Park!  740 N Kings #320 is another sweet penthouse condo, this one with 1 bedroom + 1 bathroom on tree-lined Kings Road in the heart of West Hollywood!
Coming to market for lease real soon is 424 N Highland, which is a sunshine-filled Hancock Park Single Story Traditional Home with five beds, six baths, a guest house + waterslide pool! Asking price is 12,500 a month.  Also coming to market soon for lease is 157 S Mansfield, a lower duplex unit with 3 beds + 2 baths in over 2000 sq ft for 6000/month.  Both properties can be shown by appointment any time!
I’m excited for the 2 properties we’re closing this week, representing buyers.  One is a house that’s been on the market for more than a year, and is selling for almost 350,000 less than the original list price.  I love that it’s a great deal, it’s in remodeled condition, and the house is on a big lot with a beautiful hedged backyard.  The second is completely off market.  I happened upon friends and an agent standing in front of the property and I asked them what was going on.  They shared contact info for the licensed family friend who was showing the property off market, and I set a date to show.  Our clients walked into the house, fell in love, and decided to buy it immediately.
I have absolutely been loving representing buyers in this market!  Most of the buyers we recently represented first tried to be an unrepresented buyer and buy a house themselves, or they were represented by other agents and lost in bidding wars on houses they wished they could score. In my recent experience, the biggest value of a buyer’s agent is not necessarily finding the house the buyer ultimately buys (except the off market ones).  Buyers are seeking an expert to weigh in on value, to be reassured by someone with experience that there will be ROI on their purchase, to connect them with a lender who will give them the best rate (we switched lenders and cut our client’s rates by more than .5% with the same remaining terms several times), to calm common recurring universal fears that all buyers have when they buy a house, to guide them through an unfamiliar process with so many steps + nuances, and to navigate the inspection + subsequent repair process.  On numerous properties, we’ve set up termite tenting for post close, sewer repairs, gutter cleaning, basement cleaning, painting, and more.  The buyers we’ve recently represented have been a total delight for our entire team and it’s been a complete honor to work with them.  We’re also proud of the houses they scored and the prices they paid for them.
We love the process of preparing new homes for sale.  We’re working on a historical house that has lots of different architectural elements going on, including corner stones at both ends, corbels beneath the roof line, gutters, and wood accents and details.  We’re embracing the concept of color drenching and painting all the elements, except for the windows and shutters, in one neutral color so that the only contrast color accent is the windows.  The result is elegant, simple, and starkly beautiful.  Staging is set for the second week in July and I can’t wait!
Our social and friendly toddler grandson, Gavriel, experiences the air raid sirens in Israel as an opportunity for connection building gatherings in the communal shelter with the neighbors in their building.  My son, Yakov, in New Jersey is screening in advance of donating stem cells real soon to a complete stranger he knows nothing about except that their stem cells are a perfect match.  Dovid + Avigail + Chaim + Nechama hopped on a plane to visit us for the weekend because we miss each other. It especially hit the spot when 2 year old Chaim climbed into my covers and pillows last night to read a bedtime story together before heading to bed.  Chaim said good night after the book, and then he came back one more time for big squeezy giggly hugs and “tisses” – last licks because his super short visit is ending today.  In good times and bad times, and really in all times, what we all need is to love, support, and embrace each other.  Not just peace, but generosity and love both in spirit and in action. And grandchildren’s hugs and kisses are the best thing in life!
