It is super fun selling our off market Miracle Mile Listing near The Grove!Ā  We got five offers very quickly and almost everyone who saw the house wished to buy it! Ā  The floor plan company measured the house at 4830 square feet, and the attached garage is an additional 454 square feet.Ā  There’s a remarkably similar house close by and recently remodeled.Ā  It was interesting to show this house as the ā€œbeforeā€ and the similar post remodel house as the ā€œafterā€ to help buyers appreciate the future of this house post renovation.Ā  What’s impossible to miss in this house that was built in the 90’s is the scale, and the spacious expansive space in a historical area in a prime location!Ā  Aside from the entry that has a double height ceiling, most of the rest of the house has 9 ft ceilings, abundant sunshine streaming in through large windows, generous public living space, and 4 bedrooms upstairs with en-suite bathrooms,Ā  The high ceilings combined with the large rooms throughout are amazing!

 

We’ve been repeatedly showing our listing at 1015 N Martel in West Hollywood.Ā  The 1.4M price is attractive for a 7010 sq ft lot in a prime location with R3C zoning.Ā  Right across the street, a developer purchased 3 side-by-side contiguous lots, with duplexes on each lot, for a total of 6 units that were all tenant occupied, and on those lots today post development is 11 attached multilevel townhouses with subterranean parking and rooftop decks.Ā  Like the property across the street, our listing at 1015 N Martel is delivered with 3 tenants in place (and 1 vacant unit.)Ā  The attraction of our listing is future land value.Ā  The offering is intriguing to many, and it is fun to discuss all the possibilities and nuances with inquiring minds.

 

We’re super excited that our listing at 565 N Arden is in escrow contingency free and set to close a week from Tuesday! As I personally told the buyers when they walked into the open house on their first day out looking for a house to buy, I believe this house is a great buy because for the price, you get 2861 sq ft (measured by the floor plan company and including the atticĀ  space) on a 7170 sq ft lot easy walking distance to Larchmont Village!Ā  The street is wide, shaded by large trees, and filled with pretty houses and neighborly neighbors.I love when houses have so much public living space!Ā  This house has a large living room + dining room + family room + office + back porch + extra rooms in the attic.Ā  It’s interesting that everyone’s favorite spot is the mudroom before you enter the house!Ā  The kids in this buyer’s family are going to love hanging out in that attic!Ā  I appreciate our cooperating agent, who was great!

 

We’re excited for Nechama that she closed on the sale at 13807 Magnolia in Sherman Oaks for 6,125,000!Ā  In 2019, the house sold for 2,220,000 as a 28,910 sq ft lot to develop (with a 4000 sq ft single story house to demolish on it). In July of 2024 the house sold for 4,000,000 mid construction but being built as a 7000 sq ft house with 5 beds, 6 baths in the house and a large pool, 2 rec rooms, a trellis cabana with bbq area + fire pit outside. The current seller spent a year completing the house and sold it in move-in ready condition now! It’s amazing that today the house is 7169 sq ft on ā…” of an acre and entirely tripped out to the nines!Ā  Our buyers are over-the-moon excited to move right in!Ā  We wish them the world of happiness in their new beautiful home!

 

It was very fun to visit Moon Valley Nurseries in the Valley last week to pick up trees and plants for our new listing coming soon!Ā  It was cool to hop onto the utility vehicle to swing to the backlot of the nursery to handpick the prettiest olive tree for our listing’s back porch!Ā  And then it was a shopping spree to find pots for the trees and plants!Ā  Finally, it was a workout to carry all the goods up the stairs and on to the property to place them.Ā  The following day, our photographer arrived, and we discovered that we wished for 2 MORE trees!Ā  So back to the valley for trees, and back to shop for more pots, and back to the property (thankfully the photographer was still artistically shooting!) to capture the right images to showcase the house best!Ā  We can’t wait to go live this week and start to show next weekend!Ā Ā 

 

We’re grateful that we leased 326 N Vista this week for 7900/month.Ā  There’s a trampoline and a swingset in the backyard that will be given away for free to anyone who can arrange removal.Ā  We leased 132 N Detroit off market for 5000/month.Ā  And we leased 1607 Reeves off market in Beverlywood for 15,000 a month.Ā  We love that all these leases are for repeat clients!Ā  The biggest treat in our business is when we get to work with clients, who become friends, and we get to work with them over and over again!Ā 

 

I’m sad and also inspired by the passing of our long-time esteemed client, Mr. Fred Schor.Ā  Mr. Schor was one of our first clients when I started to work as a real estate agent in 2006, almost 20 years ago.Ā  I didn’t know it then, but I learned at the funeral that Fred Schor was born an only child of Holocaust Survivors, to parents who were traumatized by the atrocities of WWII.Ā  When he was 8 yrs old, Fred Schor’s mom learned she had terminal cancer.Ā  She passed away when Fred was a teenager. 14 years ago, Fred Schor’s daughter, Suzanne, and her husband + family moved to LA and Fred Schor became partners with his son-in-law in what is today Rohcs Property Management. The last 14 years, spent with his daughter + son-in-law + family in LA, + other 2 daughters, effected a magnificent, gradual & continuous metamorphosis in Mr. Schor, and it was amazing to behold in our many continued business dealings together.Ā  Fred Schor read my blog every week.Ā  He often commented, wishing me well before holidays, congratulating me on the birth of each grandchild, and initiating sporadic conversations about interest rates or particular property sales.Ā  I’m grateful that I had the chance to tell Fred Schor that I believe his greatest accomplishment, more than his genius business acumen and multitude real estate holdings, is the incredible father + father-in-law + and grandfather he was to his beautiful family.Ā  The greatest legacy Fred Schor leaves behind is daughters, sons in law, and grandchildren who are magnificent people – honest, kind, smart, talented, generous, charitable, and completely beloved by the community. From Fred Schor I learn how much we are impacted by our parents from birth, and then also the extraordinary impact grown adult children can have on us as aging parents.Ā  As a person who appreciates human evolution + growth, honesty + fair dealings in business, and kindness + generosity to others, I have deep admiration for Fred Schor and his family.Ā  He will be missed, remembered, and serve as a continuous inspiration.
