I’m super excited about our new listing at 166 N McCadden!  The owners built the house for themselves as their dream home in 2001.  The resort-like pool with waterfalls in the backyard was custom built in 2004. The grand entry makes visitors’ jaw drop when they enter the home – the ceiling height in the entry is 20 ft and there’s a pair of curved staircases that meet at the upstairs landing with a motorized crystal chandelier in between. The view through the entry is to the icy blue dining room that seats 20 comfortably and out through double doors behind it to the resort pool with multiple waterfalls and verdant bright landscaping surrounding it.  The ceilings throughout are soaring high.  There are 5 bedroom suites (including a grand main bedroom with balcony + 5 closets), generous closet space, and sunshine pouring in through the large windows everywhere.  The location is prime on a quiet Hancock Park street.  It’s unusual to happen upon a house in Hancock Park that was built entirely from the ground up for the owners themselves, and is 25 years old vs a century old like the rest of the houses in the area.  I love representing houses where all the neighbors comment on how beloved the owners are and how much they’ll miss them when their house is sold.  Going on my belief that buyers and sellers are usually similar, and that houses have a vibe that attracts someone who fits it, no doubt the neighbors will love their new future neighbor too.  This house is being shown by appointment for the next two weeks and we’d love to show!

 

I’m so excited about our new listing at 120 S Fuller!  The house is the quintessential 2 Story Front Courtyard Miracle Mile Spanish with all the original character intact.  My favorite spot in the house is sitting on the living room couch; the living room has a ceiling with 6 individual barrels and a wood beam in between each, a gorgeous stained glass window, a fireplace, and wide doors and windows to the gated front courtyard.  There’s a formal entry with a charming staircase, a paneled wall family room with fireplace that opens to the backyard with pool, and a generous formal dining room that opens to the gated courtyard.   Per the assessor, the house is 2802 sq ft on a 7336 sq ft lot.  The current owner bought the house in 2000 so 26 years ago.  I love how our prep turned out, uncovering the original magnacite floors on the circular staircase and restoring the pristine hardwood floors throughout most of the second floor.  It was very fun to go with my baby Esti (who is finally home!!!!) to buy live plants for the living and dining rooms and more fun when she insisted we take a “tree selfie” to capture the moment!  I can’t wait to show the house at the open house today from 11-2!  We set an offer deadline for Monday March 29, and we’re expecting multiple offers!

 

I’m super excited that we closed on the sale of 806 S Detroit!  We’ve worked with these sellers at least a dozen times and each time is a bigger treat than the last.  It’s our second time working with sisters Char and Candace, who represented the buyers.  In assembling a portfolio of investment properties for their buyers, these agents have discovered that the best practice in acquiring tenant occupied properties is to negotiate and situate the tenants during the escrow period and before close. Interestingly, we have another duplex listing in escrow off market where the buyers are doing the same, having us negotiate with the tenants for the future buyers during the escrow period so the tenant situation is all organized in advance of their acquiring the property.

 

I’m excited for Nechama that she sold 243 S Formosa, representing the lovely sellers, with multiple offers over asking!   We’re so proud of Christina for doing an expert job representing the buyers who closed on the sale of 445 N Martel; Christina’s buyers are rightfully joyously elated with the fabulous house they scored for a fabulous price!  Devin is persisting and powering through an uber tough escrow on his West Hollywood listing.  Nechama and Oliver are each in the inspection stage of their new buyer escrows and diligently uncovering the condition of the properties their buyers are eager to buy!  Fingers crossed for our 2 buyers who are in counteroffers on purchases and figuring out the smartest next steps.

 

I’m excited that we finally closed on the sale at 112 N Formosa!  Acceptance was on January 2. The close of escrow was supposed to be on March 17. The sale closed and recorded yesterday. The owners wished to market their property off market to one buyer at a time in the month of December.  The owners wished to accept an offer and then to have a long escrow period before the sale closed.  It worked out for everyone because when a buyer plans to do renovations, having time to plan without paying carrying costs can be a cost efficient way to tackle the remodel process with thought and foresight.  All parties got where they wanted to go with this sale, and even though it was a 4 month escrow, it was a joyous successful experience and outcome all around for everyone, which is exactly how we like it!

 

We lowered the price on our listing at 1518 N Stanley to 1,799,000 and the sweet owner who loved living in this house, is ready for a new lucky owner to enjoy it as much as she did.  The property is a mini compound with a main house and an ADU and gates securing all of it. The lush front courtyard living space has soaring palm trees and a fountain with a waterfall that the owner’s daughters used to enjoy like a swimming pool!  The back covered porch is magical with a fireplace, the perfect TV spot above it and a pitched wood ceiling above.  I love that all of the back patio structure (floor, walls, ceiling) were built in harmony with the surrounding landscape and that the entire property is so lush and green.  I love the floorplan of this house too – how the living room opens to the dining room, which opens to the kitchen with center island and breakfast area, which opens to the backyard.  The location is amazingly close to everything on Sunset Blvd and Beverly Hills.  This jewelbox house is a good deal now.

 

We’re in hugs and kisses heaven with so many little + big people occupying all the rooms in our home, here visiting for Passover!  The most common request is “hold me” and that usually means getting to smush cheeks while we’re at it.  Even though I’m on multiple grocery runs a day, cooking + serving + cleaning, having everyone around the dinner table + cooking together for the holiday + hanging out on the couches puts me on a high.  I asked Rika (age 2) who she thinks loves her most in the whole wide world and she said, “YOU.”  She is exactly right.  I love reading books to Gavriel in bed before bedtime (he doesn’t get how there can be a pink ring in the tub in the Cat in The Hat Comes Back), and the way jet lagged Gavriel opened our bedroom door at 4:45 am to announce that he’s up and ready for the day.  Favorite kid activity is taking a foamy bubble bath, including Aryeh who is 3 months old and kicks up a storm. The best part for me of having over all these kids who live so far away is getting to know and understand all the people, from young to old.  I’m uber grateful for family + love + holidays and the gift of these very special moments.
