I’m excited about our new listing at 527 N Cherokee!  The house is a Character Hancock Park Spanish with stained glass windows in front and deep beautiful abundant windows throughout.  Our seller bought the house and remodeled it entirely!  He put in a new kitchen with Viking and Bertazzoni appliances, gutted and remodeled 4.5 baths, installed all new hardwood floors throughout the house, did new HVAC, new flat roof, and remodeled the backhouse (that’s permitted since 1976!).  The curb appeal is beautiful, especially the brand new drought resistant landscaping and potted plants by a talented landscape design firm.  There are 4 bedroom suites upstairs, each with a built-in closet.  The large + light family room is off the kitchen, and it has two full walls of glass – one to the newly plastered + tiled pool in the backyard and the other to the large deck accessorized with crawling ivy and potted plants.  The backyard is gated and hedged all around, which makes for a perfectly quiet and private oasis.  This house is just the right spot for a buyer who wants to celebrate the December holidays in a new beautiful move-right-in-condition sunshine-filled spacious-but-still-cozy home!  We’re excited for the first public open house Sunday 1-4!

We have a super cute 1 bed + 1 bath penthouse street-facing condo for sale at the Sycamore Villas at 525 N Sycamore #404.  The building is super safe and secure with key fob entry.  The unit comes with 2 covered parking spaces, and a private balcony to the street with views of the Hollywood Sign, and brand new carpet and paint.  Amenities include a heated community pool + sauna + recreation room.  It’s emotional and special for me to represent this unit because it belonged to a dear friend of mine, the most talented party planner who coordinated my son Dovid’s bar mitzvah 14 years ago.  The owner was a class act, a beautiful elegant woman with exquisite taste and an eye for personal detail.  It’s not surprising that an offer came in on her place immediately when it went on the market.  Our offer deadline is Monday, November 13, at noon.

We lowered the price on 147 N Fuller to 2,050,000.  We plan to counter all 5 offers in hand with best and final and to choose the best buyer.  The one story house + accessory structure (that everyone plans to use as a home office) is especially spacious at a combined 2908 square feet and the lot is large at 8229 square feet.  The location is quiet and central, so close to The Grove and local restaurants.  When list prices on houses hit the fair market value price, in this market of limited supply and ample demand, the result is multiple offers and so many buyers who wish they could be the lucky new owners of the house.

We’re writing a clever strategic offer for one of our favorite long-time clients who dream of buying a new house, using the proceeds from the sale of their old house (that they first need to prep and sell), avoiding a bridge loan, and moving only one time.  Since the new house has been on the market for both sale and lease, our clients had an idea to offer to lease the house until their house sells, and to close on the purchase by a committed date.  A released 3% deposit + rent for the course of the lease entices the owner to consider the arrangement, especially over holiday season.  I’m looking forward to ironing out the last details and watching all of it come to fruition.  I did the numbers today on an alternative bridge loan arrangement and the financials of doing it this way are so much smarter, especially since the “bridge payments” turn into lease payments and go to the seller.  

Each time a listing goes live, it feels like a party!  The last few days of final prep are an adrenaline rush and a flurry of excited activity!   This week, we were working with a seller who committed to his own stager.  The night before our photographer arrived, we found ourselves running to my house to look for last minute touches to complete the staging.  We pulled mirrors off the walls in my dining room and family room, and we grabbed a tree on the way out.  We ran to buy a prettier chandelier for the entry.  And then we had our guys install the mirrors, hang the chandelier, and swap out the couches and pillows in the living and family room for better spatial arrangement.  Our gardener hosed the driveway one last time early in the morning, and we filled the pool a little bit more so the water level would be just right.  I believe that when it comes to real estate, every little detail matters and I also believe that to get those little details, it always takes a village.  One of my favorite parts of the job is my little village – our work family and our trusty family of vendors we’ve worked with for well over 10 years now who save the day with a big smile every single time.  I love the party!
