147 N Fuller Ave Hancock Park Real Estate Luxury Home

I’m super excited about our new listing at 147 N Fuller.  The house is unusually large for a single story home – it’s 2541 square feet for the main house and then there’s also a garage AND another permitted accessory structure.  Total living space is 2908.  The lot size is also especially large, per title it’s 8220.  (At one point the city planned space for an alley between Fuller and Martel and when that plan was scrapped the adjoining homeowners absorbed the space that was planned to be an alley.)  The prettiest spot in the house is the grand living room with a stained glass leaded window to the street, a statement fireplace, and a high beamed ceiling.  The owner extended the house to add living space to the primary suite, overlooking the yard, and so the primary is now super spacious with abundant closet space, a bath with spa tub and shower, and a full large living room area off the bedroom.  The house has 3 beds and 3 baths, two of the three beds are suites.  The exterior is charming English Brick Tudor and the location is stellar such a short distance to The Grove.

We lowered the price on fabulous 430 N Highland to 3,499,000, and it is truly an incredible buy for a full 3 story home that’s 5989 square feet on a 9251 square foot lot.   The house was taken down-to-the-studs in 2020; it was remodeled and it got a massive addition. The house now features 8 beds + 7.5 full baths; every single bedroom on the first and second floors is a suite and in the basement 2 bedrooms share one bathroom. The chef’s gourmet (Kosher) kitchen has 3 sinks, 4 ovens, a stand alone fridge + freezer, 2 built-in microwaves, 2 warming drawers, 2 dishwashers, double islands, 2 garbage can drawers, and elegant quartz counters. The primary bedroom overlooks the yard and it has a walk-in closet, a luxurious marble bath w/ steam shower,  and a wrap-around porch. The basement has a separate entrance + light wells.  There’s a garage with remote control access and deep closets w/ shelves for storage. The high quality high end remodel includes an upgraded electric panel (400 amps), all new double paned wood clad windows, and multi zone AC system (controlled by app on phone or tablet), two 75 gallon hot water heaters with recirculating pumps, and a built-in vacuum system. There is plumbing in place for pool equipment, and drainage systems that go to the rain garden. Low Voltage includes a wifi mesh system with high speed internet access throughout, speakers inside and out, and security cameras.  With costs of construction and construction financing so high, it is an insanely good deal (financially and mentally) to buy an impeccably remodeled house, constructed with so much attention to detail, that’s just about 6000 square feet, for 3,500,000. The house is super easy to show; we’re available and excited to show any time!

It was a pleasure to represent Terry and Dani on the sale of their home at 320 N Martel that closed for 2,320,000.  We sincerely enjoyed working with Isayas Theodros from KW Beverly Hills, who represented the lovely buyers.  Our client Edward will go down as one of our absolute favorite buyers and we love the house he bought at 1137 S Curson for 2,300,000.  The house is truly special and it makes me happy for Edward to own it.  We loved selling 358/360 N Orange, which closed this week for 2,450,000.  It was a total honor to work with Lorraine, Janet, and Beverly, the 3 sister owners.  Stefanie Novik, the cooperating agent who represented the buyer, was the consummate professional and it was a pleasure to work together.  We’re excited for 741 N Martel to close, just about at the asking price, this week.  We loved working with Char Major, and her lovely newly married buyers, as a cooperating agent on this sale.  I always so respect and admire Jul, the seller of 741 Martel and a super accomplished doctor.

I’m feeling all the feelings on the birth of Princess Rika Bleeman, born to Miriam and Danny, on Friday morning, in Israel.  Rika is named after my Mom, who was known as Erika.  Miriam, my oldest daughter, was born on a Friday morning, 13 years before My Mom passed away.  On my way to law school classes, I used to drop newborn Miriam and Elia off at My Mom’s house every day, and then I picked them up every day on my way home.  I think back and remember My Mom going with Miriam to Mommy and Me Classes, grade school events, graduations, and of course shopping for pretty dresses.  Miriam’s momentous bas mitzvah party was hosted in My Mom’s house. Before Miriam and Danny’s wedding, Miriam composed and recorded an emotional song remembering My Mom with lines, “As I walk down the aisle I’ll think of you” and “When you see my home I hope that you’re reminded it’s not me but my legacy.”  It feels like yesterday when Miriam was born, it feels like yesterday when My Mom said one of the things she’ll miss out on most when she dies is Miriam’s wedding.  I wish My Mom was here to meet Miriam and Danny’s little girl.  Baby Rika has big shoes to fill. My wish for my new little granddaughter, Rika, is that she grows a heart as generous and as big as her Great Grandma Namesake, and that she devotes so much thought and time to generously and thoughtfully caring about others just the way My Mom, Erika, did.

My Mom always strongly believed in, and paid attention to, the auspicious timing of life events.  My Mom believed that everything in life happens for a reason, and that there’s meaning both in what happens and when.  One year old Nechama, Yakov and Chassi’s baby girl, was named after My Mom minutes before Yizkor last year on Shemini Atzeret.  Rika was named today, days before Yizkor on Yom Kippur.  Both little namesakes were born during the holidays, the highlight of My Mom’s year.  As I miss My Mom, and I miss the kids in Israel, I’m also grateful for and all filled up with My Mom’s powerful love that not just survives, but snowballs, gains speed, and grows stronger as it gets passed down generation to generation.

Wishing those who celebrate a meaningful, transformative, and uplifting Yom Kippur!

Xoxoxoxo,
Sheri
