Our condo listing at 450 N Sycamore is pretty amazing, especially the outdoor space. There’s a huge exclusive private deck off the living room, a spectacular common area center courtyard on the ground floor of the complex, and an amazing common area rooftop deck with views for all owners to use. We have 2 great offers on the property. An agent showed to his client over facetime in NY and we’re waiting for his client to arrive in LA and see in person Monday morning at 9 am. We set an offer deadline for Monday at noon to accommodate the people from NY and anyone else who may not have seen it yet. We’ll be open today, Sunday, from 2-5, and it’s a treat to show this magical spot!
We have a beautiful listing at 521 N Formosa that was taken down to the studs and entirely remodeled, inside and out, from 2021-2022. It’s done in such great taste and flooded with sunshine everywhere! The owners are open to a wrap around trust deed so the buyer can benefit from the owner’s existing loan + interest rate. With the owner financing option on the table, this house can be an attractive buy for a buyer looking for a decorator-done move-in-ready beautiful one story house with roughly a 5500 monthly mortgage payment!
We dropped the price on 110 S Fuller to 2,349,999.  This house is in the best location, on a quiet tree-lined street on Fuller Ave between First and Second, walking distance to great restaurants + shopping + parks! It’s amazing that it has formal living & dining, kitchen & breakfast, 4 beds + 3.5 baths inside and a guest house with pool + al fresco dining area in the yard. With a makeover, this house is easily worth similar or more than the house we recently sold at 126 N Poinsettia, which makes it an attractive deal with instant equity upon strategic improvement.
Our listing at 664 S Highland was entirely upgraded by the current owner and it’s in move-right-in condition! The owners feel a true sense of security living right next to the building on the corner, which is not open on the weekends and is super quiet + respectful during the work week. The owners invested a considerable amount of money into the house; the kitchen with island + breakfast bar + abundant storage + SS appliances is the highlight of the remodeled 2 story home with pool! There’s so much off Highland parking too!
6017 Melrose is a little hidden gem that used to be The Linen House and is now available as a remodeled move-in-ready work space! There’s parking available on the nearby surrounding streets and the huge attic space can be used for storage or to create dramatic high pitched ceilings throughout the building! There’s upgraded electrical, plumbing, HVAC, roof, floors, etc. With an SBA loan, a buyer can put a small amount of money down and get a tax deduction for the rest of the monthly payment! We love to show this little jewel box!
On this Mother’s Day (and every day) I think of My Regal Mom and I miss her like crazy! My Mom was an uber kind person who truly cared about others. My Mom was scrupulously honest, paid so much attention to detail, and she loved to share good finds, great recipes, and funny stories with those around her! My Mom’s favorite pastimes were spending time in the kitchen whipping up gourmet dishes + baked goods, cleaning + ironing + gardening, going on fashion adventures to hunt great finds, and connecting with people who needed a hand or a listening ear. My Mom was generous and giving with her time. She’d bake for others, meticulously package her baked goods, and deliver the treats personally. When Mom shopped for clothes, she had friends & family in mind and she loved finding treasures for the people who admired her taste. When Mom went to visit patients in the hospital, she walked in with homemade delicacies from her kitchen + flowers from her garden in her hands, she wore a beautiful curated high fashion outfit, and she always had front of mind high energy stories that made people laugh each time. Mom loved to swim + bike + go for long walks. She was interested and interesting. And she was full of love. There was a sweet innocence and naivete about My Mom that never went away even as she aged. She was the hardest worker, even if work meant cooking + cleaning + gardening, and she worked to the highest standards, where only perfection sufficed. Mom was part of a huge family where she was loved, and she loved her family with all her heart and soul! Mom passed away in 2012 and 13 years later, what I remember most about My Mom is the powerful love that only a Mom can have for her only daughter. It’s Mom’s love and Mom’s values that power me today and always.
Wishing all Moms a Happy Mother’s Day. Â
Xoxoxo,
