I’m super excited for our new listing at 308 N Sycamore #108!! The offering is a condo at the SE corner of the first floor in the glamorous Faubourg St Denis. The iconic building at the corner of Sycamore and Bevelry is a Los Angeles Historic-Cultural Monument. The St Denis was designed by architect James N Conway in 1928 in an H shape to avoid any shared walls between condos. The French Normandy Chateauesque-style condo complex has 20 units. The first floor condo we have for sale is just under 2000 sq ft. It has a center hall plan with a spacious foyer. The kitchen is designer done with top-of-the-line appliances including a Wolf Range, a Subzero Fridge/Freezer, a Miele dishwasher, and a showstopping wine fridge. Both the formal living and dining rooms are elegant and grand with period moldings. The living room has abundant wall space for art, a stone fireplace, and views to the manicured grounds with pool and spa. The primary suite is large; it has a spacious walk-in closet and a luxurious marble bathroom. There are 2 additional bedrooms and a second full bath + a chic powder room. The space comes with 2 tandem parking spots + storage in a covered garage. The property is secure and safe with gated entrances at all access points. There’s a manager on duty and a gym with a sauna. The architecture is strikingly beautiful inside and out with steel windows, scrolled wrought iron work, Quoin stones at the corners of the building, dormers that punctuate the slate tile roof, and so many balconies and balustrades. The location is central and perfectly close to so many shops, restaurants, and local attractions. We will go live on the MLS on Tuesday! We can easily show by private appointment and at our first scheduled open house Sunday August 6, from 2-5.

We dropped the price on 126 N Rossmore on Friday, and it is an amazing buy now for 4,999,000. We sold 244 N Rossmore, on the corner of Rossmore and Beverly, March 30, for over 5,100,000. 126 N Rossmore is mid block, it’s 5955 square feet (including the main house that’s 5228 sq ft and the accessory building that’s 727 sq ft), on a flat expansive 20,000 square foot lot. It has a center hall plan, large sunshine filled formal rooms, kitchen with island and generous family room, 4 beds + bonus upstairs, a great pool house. We are excited to show today, Sunday 2-5, Tuesday 11-2, and any time anyone would like to see by private appointment!

We listed 415 N Fuller for lease for 12,500 a month and we were called immediately for showings and to submit applications. Being that the house was built from the ground up in 2009 and it is almost 7000 square feet with a pool + spa, and a full basement, it is truly a lot less money per month (with no downpayment) to live in this house vs to buy it at today’s interest rates. Because there are buyers who are holding out and waiting for interest rates to go down before they buy a house, the pool of renters grew significantly since interest rates priced people out of the market. Which means that owners of houses with equity who price their houses for lease at fair market value have a choice of stellar tenants vying for the opportunity to lease their house at market rent with immediate move-in and other terms favorable to the landlord.

For those who choose to opt in on a downpayment and value the chance to invest and build equity that’s only realized through home ownership, we have 430 N Highland coming to market this week. The offering is an incredibly rare opportunity to own a 2020 new construction house, built with the utmost attention to detail, in Hancock Park. The house has 3 full floors. The first floor has a formal living room that opens to a grand dining room (perfect for entertaining), a huge Chef’s Kosher Kitchen (with 3 sinks, 4 ovens, 2 built-in microwaves, 2 warming drawers, 2 dishwashers, double islands, stand-alone fridge + freezer), and 3 beds + 3.5 baths. The second floor has 3 beds + 3 baths, including a primary suite with generous walk-in-closet, designer bath with steam shower, and a wrap-around porch to the yard. The basement, which has a private entrance to the outside and multiple windows for light, has a media room and 2 beds + 1 bath (and an area that can be a kitchen to turn the space into a full apartment.) Other incredible features that make this house an extraordinarily good deal is double paned wood clad black windows throughout, multi-zone new AC system, remote access driveway gate, remote access garage with abundant built-in storage, WIFI mesh system throughout the house, built-in vacuum system, speakers throughout, security system with 16 cameras, two 75 gallon water heaters with recirculating tanks for instant hot water. The house is new, pristine, remodeled in designer taste, fresh + spacious, and an unusually special treat, especially in this location! We can start to show by week’s end!

Our team is on the hunt to add an expert transaction manager to our collaborative work family! The perfect candidate has real estate experience, understands (and loves!) the ins and outs of a deal, is the ultimate customer service professional, and has an upbeat awesome attitude! We love to come to work every day and to have the honor to collectively represent cool properties and cool people. Please reach out if you, or anyone you know, might fit right in!

Raizy and Mordechai came for Shabbat…and Seth and I were in heaven! It was such a rush to race the clock on Friday afternoon, wrapping rice paper around stick vegetables and imitation shrimp to make spring rolls, while hitting “send” on an offer for favorite buyers, grabbing the details from an applicant wanting to lease 403 N Irving, rushing into the shower, and sending one more slack message to the team before it was time to shut down at sundown! I loved having my door creak open at 8 am on Saturday morning and Raizy whispering, “Mom, you awake?” I especially relish the moments of being Mom, with bold quips and jokes that are SO embarrassing! I’m unabashedly completely terrible at the empty nesting thing and I live for the times when the kids come to visit. Thank goodness for summer vacations and holidays!

It’s hot out!!! Wishing everyone AC that works well this week!

Xoxoxoxo,

Sheri
