I’m excited for our new single story side-by-side duplex listings at 531-533 N Poinsettia and 535-537 N Poinsettia. The offering is two duplexes next door to each other, each on a 7,357 sq foot lot for a total of 14,714 for the 2 contiguous lots. 535-537 has 4 beds + 3 baths and updated (from 2005) electrical, plumbing, roof, foundation, HVAC, sewer line, garage. The building is 3202 square feet. 531-533 has 4 beds and 2 baths. Both buildings are filled with sunshine and have very large park-like grassy yards. Both buildings will be delivered entirely vacant at the close of escrow and they’re extremely easy to show.
I’m excited for the three new duplex units for lease. 135 N Orange is an upper duplex unit with 3 beds, 2 baths, a remodeled expanded kitchen with a breakfast room, in a charming brick English Tudor building. 144 S Mansfield is a townhouse with 2 beds up and 1 down and a sparkling immaculate pool in the backyard!!!!! 809 S Detroit comes with driveway and garage parking; it has 3 beds, 1 ¾ baths, and a huge sprawling shared backyard!
333 N Orange has an attractive price drop to 3,200,000. 405 N Fuller is ready to sell for 1,900,000. We have off market properties for sale on Highland (SFR) and Detroit (INC), both owners committed to sell to ready buyers.
I called Morgan Stanley on Friday to find out mortgage rates from my favorite lending source. Morgan Stanley quoted on Friday 4.3% for a 30-year fixed with 20% down. I inquired about all the different products available and the 30 yr fixed made the most sense. I advise buyers all the time to make phone calls to all different banks and lenders, and especially to places where buyers have relationships, and to search for the most attractive option out there. The rate I was quoted was a lot lower than the rates widely advertised everywhere.
I’m eternally grateful to the most caring vendors I worked with for Raizy and Mordechai’s wedding who absolutely knocked it out of the park with the spectacular job they did that exceeded all my expectations. Top of the list is Shaindy from Shaindy Maryles Events, my favorite event planner of all time, and Errol + Pat + Fe from Pat’s Catering. As a person in business who strives to exceed our clients’ expectations, it’s wondrous to be at the receiving end of service providers who deliver the same!
As I wrap my head around my new empty nesting state, somehow I think even more often of my Mom. My Mom was a real foodie who spent lots of time in the kitchen and so tastes and smells of cultural specific foods connect me strongly to my Mom. I find myself craving weird foods my Mom used to make that I never eat – like Cream of Wheat simmered in milk and Hungarian Korozott, which I made the way I think my Mom did with Cottage Cheese + lots of tiny diced veggies + Hungarian paprika, salt, pepper. Maybe it’s just that when we’re sad, we all universally crave Mom. It’s hard to let ourselves feel sad.
I’m excited for the summer without masks coming – unrestricted travel, unlimited parties, festive celebrations, and of course working in our office with all my very favorite peeps!
Wishing everyone an awesome week ahead!
