Bryan did an amazing job representing the buyer of 1606 S Ogden, which closed escrow this week for 2.2M for a beautifully updated and restored house just under 2500 square feet in Picfair Village!  The house was first listed for 2.425 and Bryan’s buyer scored an amazing house for a great price! Most buyers are looking for a house that has architectural integrity and beauty, is designer redone in current taste, has lots of natural light, and is in pristine move-right-in condition. This house checked all the boxes and our buyer is super excited with his purchase..and with Bryan’s expert representation!
A seller, about to sign a listing agreement, asked me this week if buyer side commissions are changing since the NAR settlement so that he, as a seller, no longer needs to pay buyer side commissions. We haven’t seen that yet – either on our listing or on purchases where we’re representing buyers. At this moment, with buyers facing high interest rates + house prices that rose during Covid, it seems like everyone agrees that it isn’t smart to put buyer side commissions on the buyer too. For now, we’re seeing things work in our world the same way they’ve worked in the past, and that makes sense and feels right for all parties.
We’ve been slammed with showings…and I’m loving it! It’s fun to hang out in the houses and to really appreciate what makes each house special and why a buyer would be lucky to make it their own! At 843 S Cochran my favorite spot is right in the center of the couch in front of the picture window to the street; from that spot facing the house, I love the view of 4 arches in a row – one each at the entrance to the living room, dining room, hallway, and coat closet. The indoor/outdoor living with the starkly beautiful house on the oversized lot is just right! At 503 N Formosa I love the huge kitchen island with beautiful stone and striking chandeliers above it.I love how the seating on one side of the dining room table is the perfect striped couch – such a clever solution for spaces where the table + chairs need to go against a wall!!!! I also love that the doorways to the rooms are placed so that from the center hallway, with views into the rooms off of it, you can continuously see from the north end of the house to the south end of the house, and it makes the house feel airy and spacious. At 160 S Poinsettia the big backyard with the pergola covered porch, picnic table under the majestic Magnolia tree, and great big swimming pool are everything! At 109 Sycamore I love the explosion of sunshine everywhere!Â
Yakov and Chassi brought Eliyahu (age 3) and Nechama (almost 2) for the weekend and Seth and I savored every single minute! It’s amazing the things we can do only when we have grandkids with us…like going out for twirly soft ice cream in pointy cones, marveling at the antics of the Chimpanzee Family at the LA Zoo, slurping a raspberry blue Icee and getting our tongues all blue, climbing up and sliding down the highest slides at Pan Pacific park, binge reading so many children’s books in a row snuggled in bed, singing Wheels on the Bus and Old McDonald Had a Farm with sounds + motions, and sharing pancakes with whipped cream Sunday morning for breakfast! At the park, Eliyahu thought climbing up to the tallest slide might be scary. Grandma said that being scared to do something daunting, and then doing it anyway, is so fun once you actually do it. I loved the time I told Eliyahu that hugs make Grandmas and Grandpas full of energy so they can do things SO fast, and then after a great big squeezy hug, Eliyahu started to run to show Grandma how fast we could go get him ice cream from the garage freezer now that we had our energy boost.Â
I have a lender doing 5.75% on a ⅚ ARM, 80% up to 10M (full doc). Our buyers are doing mostly 30 year fixed for around 6.5%. Interest rates came down a little bit! It’s fun representing buyers buying houses in this market!
