I’m excited that we lowered the price of 843 S Cochran to 2,625,000, which is an amazing deal for a house so full of character + charm, and at the same time so brand new!  The house is 2402 square feet on an 8324 square foot lot.  3 of the 4 bedrooms are en-suite and the fourth bedroom makes the perfect office.  There’s a powder room for guests.  The living room is amazing with the rich beamed ceiling, original Bachelder fireplace, and the views to the inner courtyard with fountain.  We’re standing ready to show any time!

We lowered the price of 821 N Formosa #303 to 1,099,000.  A lender texted me that this listing should be eligible for 100% financing with Cal HFA and the “Dream for All” program.  The first mortgage would be 95% LTV, with a monthly payment of $6400.  The second mortgage is up to 10% to cover the downpayment and closing costs with no monthly payments, just shared appreciation.  It’s very interesting to explore and learn more about this opportunity for buyers who qualify. 

I’m excited that we closed 1043-1045 S Sierra Bonita for 150,000 over the asking price.  We had multiple offers and so much interest!  I loved the property from the first moment I stepped in the door.  I love the original character and charm & my favorite about properties always is when they’re flooded with sunshine!  I’m excited that we closed 163 S Formosa, another property that I loved from the moment I stepped in the door.  I love how light and spacious this house is, in one story, on such a great block.  I’m excited that we closed on amazing houses representing buyers last week – 2055 N Beverly Drive in Beverly Hills right off Coldwater Canyon, and Nechama + Bryan’s buyer on 725 S Norton in Wilshire Park. We always love representing sellers…but it’s really fun to represent buyers too!  All such a treat!

While Esti is away at summer traveling camp, Seth and I took the opportunity to spend a special weekend with Dovid, Avigail, and Chaim.  It’s interesting to observe and notice all our similarities and differences. When we play, Grandma and Chaim love to empty ALL the toys – ALL the people, ALL the farm animals, ALL the zoo animals, ALL the cars & trucks, ALL the piggy family figures..and set up one big city with SO MUCH of EVERYTHING.  Seth thinks it makes much more sense to take out one box of toys at a time, clean it up, and then take out the next box.  Like the typical adage and stereotype, Seth and I marveled at how parents have to be so responsible and make sure to do everything just the way you’re supposed to – veggies before dessert, brush and floss before bed, bath and bedtime right when the clock hits 7.  Lucky for us, we graduated to the Grandma and Grandpa stage.  We’re the perfect fit for the role where I get to make Grandma red smacking lipstick marks on cheeks, go for lots of ice cream, create and watch lots of silly videos of ourselves, double over laughing, just do the fun parts, and most of all love the little people to the moon and back with everything we’ve got!  Each time it’s so hard for us to leave….
