Congratulations to Devin for closing on the condo at 1140 N Formosa #2, another Lorcan O’Herlihy masterpiece, for the whole asking price. We’re excited that we closed on the beautiful 10534 Ayres for 1,920,000 this week, representing the lovely owner Maya for the second time! We’re super excited to close on the sale at 312 S Mansfield this week. From the first time we set eyes on 312 Mansfield at the listing appointment, we knew this property was special and that it would sell to buyers who would fall in love…and we were right! Â
It’s interesting that on both 10534 Ayres and 312 S Mansfield, multiple people loved the properties from the very first open house and consistently afterwards at repeated showings. They expressed it in person each time they visited again (one buyer who didn’t buy Ayres came back 5 times and a buyer who didn’t buy Mansfield came back 4 times – with all different people, with a measuring tape, etc.). Each time we called post open houses + showings to follow up, the agents spoke effusively of how their clients absolutely loved the properties. As soon as each property got an accepted offer, multiple buyers had serious regrets and THEN they wished there was a way to go backward and to write an offer that would be accepted. It’s interesting to repeatedly experience multiple interested parties, all from people who are moving slowly and cautiously, and then to hear of regrets. Buyers always ask during negotiations how they know the listing agent is telling the truth when they say there are multiple offers and one is about to be accepted. The answer is that buyers only know for certain once they’re notified that an offer got accepted and that the house is in escrow. Both Ayres and Mansfield ended up with multiple disappointed buyers who missed them, but all of those buyers had so much opportunity to buy each property while it was still available.
In August, Seth and I went on an adrenaline adventure trip with some of our kids to Engelberg, Switzerland. Mountain biking through the Alps past natural rushing waterfalls, climbing the Via Ferrata on the sharp granite cliffs at the very top of Mount Brunni, exploring the glaciers on Mt Titlis, experiencing Lake Lucerne from the glass cliff walk of the Burgenstock Resort, and hiking the gorge of Aareschlucht, were breathtaking (and sometimes terrifying). But hands down the highlight of our trip was paragliding in Interlaken over the majestic Bernese Alps, the crystal clear deep blue waters of Lake Thun, and the exquisite turquoise waters of Lake Brienz. It’s amazing to stand on the ground in Switzerland, look up at the sky, and to see so many colorful paragliders’ canopies overhead! On Mt. Bruni, on our way back to the cable cars after the Via Ferrata, I noticed a group of paragliders with helmets on their heads, backpacks on their backs, and canopies spread out before them, waiting in a jagged line for their turn to run off the grassy mountain and fly solo into the sky. I had to ask each of them their age, and from those who were comfortable to answer me, the age range was from 72-93! What a cool hobby for flyers of all ages!! Since we’re back home, every so often, my daughter and I will look at each other and we know we have the very same thought…take us back to Switzerland! The crisp fresh air, the glorious scenery, the still quiet, the raw natural beauty, and the adrenaline rush activities in that picturesque setting, are completely captivating!  I dream of going back to that awe-inspiring, completely zen experience of flying like a bird, with just a little bit of nylon fabric above, drifting in the silent air with the wind.
