We listed 126 N Rossmore today as a new listing for 3,995,000!  The property is a diamond in the rough, ready to be restored by its next devoted owner.  The gem of the offering is the 20,000 square foot flat lot, far from the street, with mature trees for shade + so much grassy lawn + a newer pool with spa + accessory unit.  The house has Charming English Hancock Park Brick Curb Appeal and a Center Hall Floor Plan with generous rooms both upstairs and down.  Downstairs is a large elegant living room, an oversized formal dining room with deep windows and a fireplace, and a family room with multiple sets of doors to the outside. Upstairs there are 4 bedrooms and a library.  The very talented Bobby Rees from Rees Studios created a smart plan to restore the property and have it shine! We look forward to navigating the anticipated multiple interested parties and choosing the best offer with the highest and best price + terms.  We’ll be hosting an open house this week Sunday 1-4 with goodies + treats + prime viewing of the offering.  We’re eager to answer any and all questions and tour requests any time!

I’m super excited for the 5 listings we’re preparing to go live in the New Year!  There’s something cool about the end of the year, and starting to anticipate and get excited for the beginning of a fresh new start when the calendar year changes to 2024 with fun and exciting listings coming to market…and of course the coolest people who own them!  We love to think ahead and to prepare our listings before they go on market; December is the perfect time to paint and prep so when the holiday season is over, we’re raring to go!  I love the preparation and transformation of new listings and exciting offerings coming to the world!

Every time I close a deal with clients, I regret that I’ll no longer have the constant interaction that we had through the course of our deal.  Somehow when deals close, almost every time, clients feel like family.  I find myself so often admiring and respecting clients for the ways they conduct themselves in business, throughout transactions, and in their lives that I’m privy to as their real estate agent.  I’m so thankful today, and each day for the last 17 years, that I have the extreme honor and privilege to work with our Client Family.

Yesterday we attended inspections at 3 different properties and I was so grateful for our dedicated team who expertly handled each one.  I love the end of year when we do 1-1 meetings with every person in our company to review our year together.  I can’t wait for our TBG Hanukkah Holiday Party!  I also can’t wait for our End-of-Year Business Planning Lunch, where each member of our team will share their business plan for the next year, so that we can cheer each other toward our goals through the year, and we can go back to our goals end of year and celebrate how we planned and how we crushed it.  One of my favorite parts of my job is working with my Work Family.  I love our agent meetings 3 times a week where we “talk shop” and learn from each other.  I believe that real estate is all about the tiniest little details (there are SO many of them in each deal!) and as a perfectionist who really wants every detail handled, our admin team is absolutely everything.  Today and always, I’m so grateful for our Work Family!

I officially started to bake my dreidel cake for Chanukah and I’m counting down the seconds until the kids come!  Eliyahu is turning 3 next week! Miriam had an idea for Yakov and Chassi to make a Birthday Party Evite with Eliyahu’s picture on it.  A photographer was booked and picture day came and Eliyahu didn’t feel like smiling.  Chassi had an idea to call out to Eliyahu, “Grandma. Think about Grandma.” Eliyahu’s smile grew wide (mine does too each time I think of it!!!!!) and the birthday boy had his shot!  My highlight of every day is playing with Gavriel over Facetime from Israel!  We play jeeps and construction trucks (with lots of sound effects), we play peek-a-boo (Gavriel is great at hiding and reappearing), we read books together (hand selected by Gavriel by mood), and we sing songs (I love the ones with “a kiss from me to you”).  I always knew, from the time my kids were small, that I would choose to love all my future in-law kids.  I’m most grateful in life, every single day, for Seth and each one of my kids + in-law kids + grandkids. Family is the very best part of life hands down!
