I’m super excited about our new listing at 565 N Arden!  The offering is a Single Story Larchmont Village Tudor with a converted attic.  With the attic space, the house is 2861 sq ft on a 7170 sq ft lot.  Downstairs there’s a living room, and an office off of it, which opens to the dining room, and there’s another bonus space off the dining room.  The kitchen opens to the laundry room, which has a door to the backyard.  There’s a large family room and 2 bedrooms downstairs.  Upstairs in the attic is a bedroom suite and 2 additional rooms. There’s a covered deck off the family room and a large shady backyard + a garage.  The house is a short stroll to Larchmont Village on a beautiful tree-lined block.  It’s in move-right-in condition!

 

I’m super excited about our new listing at 500 N Alta Vista, on the corner of Alta Vista and Rosewood!  I love this property!  It’s 2 separate Spanish character duplexes on one lot, for a total of 4 units on the property!  The floor plan company measured 5202 sq ft of living space, including attic space + converted porches, and the lot is 7701 sq ft with lush mature landscaping and so many palm trees!  The total current actual rent is $12,410 a month.  The building is subject to Los Angeles County Rent Control, which means that an owner user would need to relocate the last tenant to move in if they wanted to occupy a unit.  At this property, the last tenant to move in happens to live in the nicest biggest unit with a brand new bath + attic space + a 1 car garage right on the corner of Alta Vista and Rosewood.  I personally love properties on corners because they’re drenched in sunlight, having no neighbor on one side.  This property is cool because each of the four units feels like a home with a separate entrance from the street, private outdoor space, in-unit laundry, nice kitchens, hardwood floors, and so much sunlight.  We don’t come across special properties like this one often and it’s a treat to represent it (and the incredibly lovely owners who are selling it.)

 

Our cool new lease at 187 N Highland is a Hancock Park Mid-Century Compound with 3000 sq ft of living space on a 9640 sq ft lot! It is a fully gated and private oasis with 4 beds, 5 baths, and a center courtyard with a sparkling pool and fountain. The design is super smart in a U shaped house with a center courtyard buffered from the street.  This house would make for great living space, and it would also make for a great office, with every room opening up to the inner courtyard with pool and water feature.  Mid-century homes have a definite vibe and this one’s got that cool factor all the way!

 

It was fun to close 450 N Sycamore #204 on Friday!  I’m so grateful that Lisa, the owner, loved her experience working with us (and that we all loved our experience working with Lisa and Justin!)  Lisa thanked us for our efficiency, professionalism, drama free engagement, and of course her top dollar sale.  In truth, agents and clients are partners and Lisa was a treat, giving us the honor to represent her special property that got prepped and staged expertly, and was priced so that it sold 100k over the list price with multiple offers and a backup in place.  It really is fun to sell properties that everyone wishes they could buy if only there was more than one to sell!  I looooved this property and thought it was spectacular!

 

We sold a listing last week that was a fixer.  The day before close, after the buyer had already signed loan docs and before the lender funded the loan, the brand new agent who was representing the buyer passed along a message to the seller from his buyer demanding that the seller either credit the buyer $20,000 off the purchase price to entice him the buyer to wire his downpayment funds OR the seller could cancel and return the buyer’s earnest money deposit.  It doesn’t work that way.  There’s a real estate contract that controls.  A day before close, a buyer can close on his purchase, or a seller can legally be entitled to the buyer’s earnest money deposit.  And, once a buyer has already signed loan docs and is prepared to close the next day, no one ever cancels the deal unless the seller credits them 20,000.  The buyer’s agent was scared to take a chance that his buyer would truly not close the next day, so he paid his buyer $20,000 to close.  Agents only get paid when a sale closes, and it’s sad when an agent is made to feel compelled to not get paid in order to save a deal from cancelling the day before close. 

 

I brought a book about airplanes in my suitcase to read to my grandson, Gavriel, age 3, over the holiday of Shavuot that we spent together.  When we first read the airplane book, I told Gavriel that I wish I could learn to pilot a plane.  He said, “Me too.  Maybe one day we can fly a plane together.” Two days later, when we read the airplane book again, Gavriel said it’s too bad that I won’t be able to be a pilot because I’m a girl and pilots are boys.  Like him.  And Grandpa.  So he said Grandpa could be a pilot with him and that could work because Grandpa is a boy.  Gavriel said that I could serve drinks + food on the plane, and I could check that names match tickets at the counter as passengers board.  Because I’m a girl and women do those jobs when he travels on an airplane. The morning after the holiday ended, I found pictures of women pilots that I showed Gavriel and he said with relief, “Oh good!  So you CAN fly a plane!”  On my flight home, I asked the stewardess if the pilots on our plane are women or men and she said they’re men.  She said there are 10 female pilots in the whole company. I searched online and globally 4-6% of pilots are women and in America women make up 5% of pilots!  Gavriel “knew” just from his 3 years of life experience! Maybe I will and maybe I won’t learn how to fly a plane..but I’ll always love to travel on a plane to be there for all those squishy hugs and kisses! Oh and toddler accounts of their experiences in the world!  My favorite is when the little ones say “I only want Grandma and Grandpa…” Being with the little ones always makes us fly high!
