I’m super excited about our new listing at 1284 S Orange! Perched on a knoll and set far back from the street sits an elegant and regal down-to-the-studs remodeled Tudor with views of Downtown LA and bunches of palm trees in the distance! The house is fully gated with a pedestrian gate that opens to a lush green lawn, and a remote access gate that opens to a wide driveway. A covered entrance with handsome travertine floors opens to a formal foyer that serves as a center hall with views to the back of the house and beyond! The living and family rooms are both step-down, and each has a fireplace and a character ceiling. The magical sunroom is entirely surrounded by windows, has incredible views, and opens to a Trex deck and then a 2 tiered lush grassy lawn surrounded by deep green ficus trees and bearing lush lemon trees and boxwoods. The kitchen is uber charming with abundant cabinetry, stainless steel appliances including a wine fridge, quartz counters, vintage plumbing fixtures including a pot filler, and an eat-in breakfast area. The dining room has a coffered ceiling, and is bathed in sunshine with perfect views of lemon trees laden with citrus fruit. The upstairs landing has a spacious, charming, central washer/dryer closet with side-by-side full size machines and a large wood counter work space above. Each of the 3 upstairs bedrooms has loads of sunshine, views, and generous closet space. The primary suite has a large walk-in closet, handsome bath with double vanity, wet room with claw foot tub + vintage shower, and trellised porch with views. A bonus room with separate entrance, accessed from the yard, is currently staged as an office. Upgrades include all new electrical including 200 amp panel, new copper plumbing, new sewer line under the house, new water heater, new composition shingle roof with new gutters, dual zone AC/heat (one on upper level and one on lower level), and new engineered hardwood redwood floors with 3/4 inch subfloor underneath. There are historical windows at the front of the house and all remaining windows are new Marvin clad casement dual paned fiberglass exterior + wood interior. The whole house is prewired cat 6 wiring for ethernet, wired for security cameras with 8 cameras in place now, wired for sound throughout, and the family room is wired for surround sound with speakers in place. There’s an EV charger and an intercom system on the first and second level with camera on front and buzzer for pedestrian gate, and an electric gate opener for the driveway gate. There’s all new irrigation with new valves and new timers. I’m so looking forward to hosting the open house today!
I’m excited that we sold 565 N. Arden representing the sellers! And Nechama represented the buyer who bought the house at 17638 Welby in Van Nuys! Interest rates are down now! With a relationship discount Citi is doing an even 5% on a 30 year fixed. ARMS and a shorter term on a fixed loan are lower. Buying a house now costs less than it did all year!
We have a new lease at 239 S Orange that’s an opportunity because it’s entirely remodeled with 4 bedrooms and 3 baths. The offering is the downstairs unit of a duplex with the garage in the process of being converted to one large ADU. The rent is below market and the bed/bath count and condition are a treat. We’re excited to show again today, and gather more applications, and the owners will commit to a lucky new tenant shortly.
I’m excited for Chanukah and our holiday party this week! Nechama and Devin had their best year ever and it’s a joy and honor to be in business with them! In general in life I love human growth and upward trajectories, so associating with people who achieve banner years truly hits the spot! None of us could sell houses like we do without the feverishly hard work of our devoted admin team – Laura, Chaya, Rachel, Carmen, Robhie, Elia – and I’m truly uber grateful daily for our incredible work family!Â
Miriam and Danny have a new little baby boy, Aryeh! Seth and I flew to Israel and we hosted Gavriel (age 4) and Rika (age 2) in our rented apartment for 10 days! It was awesomely fun for both of us to go from empty nesting to hands-on taking care of little ones and we were in heaven, especially with all the snuggles, cuddles, and “hold me” all the time! I loved the morning I put on a crisp white shirt and Rika said, “Hey why are you wearing Grandpa’s shirt?” and reading books (another and another) with Gavriel snuggled under the covers at bedtime. Rika really wanted to try a chocolate covered banana like the one Curious George got from the ice cream truck, so the 3 of us made chocolate covered bananas (Gavriel peeled, Rika poured and Grandma melted the chocolate, Gavriel coated and Rika was on toppings.) It was an experience to drive like a local to source ingredients and prepare fresh dinner for the kids, and more fun when everyone arrived at dinnertime to eat together. On our last day before flying out, I sat with Gavriel standing on the couch to my left and Rika standing on the couch to my right and the 3 of us belted out Chanukah songs on the top of our lungs! That night, before Rika left to go to sleep in her crib at home for the night, she kept saying “I want you to stay! I don’t want you to go home!” and I cried. Gavriel asked when he’ll come to our house next, and it’s 3 long months until Passover. The kids are predicting we don’t last until then and we need to go back! For Seth and me, the best salve for empty nesting is glorious hands-on grandparenting. Even though we live across the world, we love those little (and big) people to pieces!
Wishing all who celebrate a Happy Chanukah filled with light, blessings, gratitude, and love!
Xoxoxo,
Sheri
