Duplex Los Angeles Hancock Park Investment Property Rental

I’m super excited for our new Hancock Park Duplex Listing at 206 S Mansfield! The offering just went live and we’re excited to show today from 1-4!  The sellers are a devoted son and daughter who inherited the property from Mom, who lived downstairs beginning August 1978 until she passed away at age 106! The property was built in 1927 but it feels SO Mid-Century Modern.  Per the assessor, the duplex is 5340 sq ft on a 7290 sq ft lot.  The building is a perfect square with a center outdoor courtyard right in the center!  Downstairs, there are floor to ceiling sliding glass doors on each side to the inner courtyard – so the living room, dining room, breakfast room, one bedroom, and the hallway off the den all open to the interior outdoor space.  Per title, the building has 8 beds & 8 baths; both the upstairs and the downstairs units actually have 4 ensuite bedrooms with bathrooms attached!!!  The living room has a built-in bookcase, the dining room is generous, and the kitchen is original.  There are 2 wood paneled bonus rooms off the private gated landscaped backyard + a 2 car garage at the end of the driveway. The downstairs (Mom’s unit) is vacant and the upstairs tenants pay around 4000/month. The property is truly unique in architecture + design and it will be spectacular and one-of-a-kind once it’s brought back to its days of former splendor and glory!

Our new listing at 1137 S Ridgeley is staged and ready to show!  It will go live on the MLS as soon as we have photos back on Tuesday.  The Country English house was built in 1937 but it was entirely remodeled, upgraded, and added to since. Per the assessor, it is now 3377 sq ft with a living room + dining room + kitchen + den + 2 beds/2 baths downstairs and 3 en-suite bedrooms with baths upstairs. This house also has an inner courtyard downstairs accessed through the living room + the den. The primary suite is special because it has an adjacent interior sitting space + 2 adjacent outdoor private porches, a walk-in closet, and a luxurious ensuite bath with a double vanity & separate tub + shower.  The 6346 sq ft lot has a grassy front lawn and a private backyard pool.  The garage can be used as flex space.  This house feels like a classic TV Sitcom Warm Inviting Family Home. It’s easy to show any time!

I’m excited that we’re closing tomorrow on the Emotional and Architecturally Significant Home at 644 S Highland.  It’s interesting to look back and see that the lovely owners first reached out with initial thoughts of selling their home September 2020.  Their house went on the market about 3 years after the sellers first reached out, it was on the market for around 6 weeks before it went into escrow, and it will close about 30 days later.  It’s cool to experience sellers who contemplate a move, continue to give it thought over years & then put more and more energy + effort into making the thought actually happen in life, and then to witness the dream ultimately come true for them.  I wish these accomplished + impressive sellers the world of health, happiness, success, and a future filled with the best of everything in their new beautiful home!

I’m excited for David that he just opened escrow on his listing at 3328 187th PlaceBerel’s escrow is closing this week and Bryan’s escrow is contingency free and set to close next week!  Nechama just opened a new escrow and inspections happen Monday!

They say it can take some time to adjust to Empty Nesting; for me so far No Luck. I know I’m fortunate to absolutely love selling houses; I find meaning in the human connection and in the successful outcomes, I find mental stimulation in the strategy + negotiations, and I’m intrigued by the aesthetic preparation of houses for sale.  I love to travel; I especially love observing striking architecture in different places around the world and I love floating on ocean water (especially with snorkeling gear).  I love to experiment with new ingredients + recipes + food combinations in the kitchen, and I especially love the tactile sensation of doing stretches and folds on elastic sourdough that’s transformed from shaggy dough into a crusty loaf of bread. I’ve been fervently studying expert books on architecture and interior design, and I love perusing marble yards to ogle patterns and veins on exquisite slabs of stone.  I love spending time outdoors in Sunny Southern California, especially hiking and tennis. But my favorite part of every day hands down is Facetime Calls with the kids + grandkids.  The other night I was Facetiming my 2 year old Grandson and he asked his Mommy, my Daughter, to hold him.  I asked my Toddler Grandson over Facetime if he’d like Grandma to fly to his house to hold him.  His whole face lit up and he said, “Yeah, I want Grandma to hold me.”  Even though I plan each day with a To-Do list that’s way too long to accomplish and complete in a day, I’m counting the minutes until it’s time to fly to visit the kids. Then, I’ll stop everything and spend each day with no list at all, but just so many Hugs + Kisses + Giggles and that will hit the spot and feel just right.  I believe that life transitions are transformative moments marked by change involving a full range of feelings, and Seth and I both view change as growth opportunities.  I’m hopeful that in time we’ll adjust and grow.  Until then, for right now at this moment, we’re just counting down to lots and lots of hugs and kisses!

Have an awesome week ahead!

Xoxoxoxo,
Sheri
