We lowered the price on 1131 S Ridgeley from 2,900,000 to 2,799,000 and the plan is to sell now! The house has amazing breadth, light and space.  The floor plan is easy, open, neat and sophisticated.  Downstairs the large living room is drenched in sunshine and it opens to the dining room and kitchen, which overlook the backyard with a newer pool and spa.  There’s a den, a powder room, and an office downstairs as well.  Upstairs there are three very large bedroom suites, each with its own attached bathroom and exterior porch.  The porch off the primary bedroom has perfect views of Century City.  The property is entirely gated for privacy and it’s wired for sound with Bang and Olufsen speakers throughout.  The location is central; a straight shot down Olympic takes you to the Westside in minutes in one direction or Downtown in the other.  We’re excited to field the multiple offers expected…

I’m super excited that we opened escrow on Friday with the coolest, smartest, sweetest engaged buyer couple!  We’ve been on the hunt for the right property for about 2 years now and this is the fourth house we considered buying!  In reviewing our history, we all agree that it was well worth the wait and this find is the best of the bunch!  To give us the best shot this time, we went to see the house together by private appointment within hours of it going live on the MLS, the clients went back to both open houses before the offer deadline, I called the agent to confirm interest almost daily until the offer deadline, and the clients wrote a heartfelt personal letter to the seller that completely hit the spot.  I’m excited that we beat 6 offers in a multiple offer situation..and I’m over-the-moon thrilled that our clients are on their way to buying a house that so many others wanted for good reason because it’s so awesome!  I believe houses with multiple offers are the best houses to buy because having confirmation that everyone loves the house is built-in assurance that the house is a gem, it will no doubt appreciate in value, and when it comes time to sell, it will sell with multiple interested parties the next time just like it did this time.  I’m excited to spend more time at the house this week during inspections!

We had a walk through this week at a fabulous house that we plan to bring to market mid to end March.  I love houses that belong to meticulous, detail oriented, super smart owners with high standards because their houses are the absolute best.  It’s the world’s biggest honor to represent houses that are designer done and pristine in conception + execution + upkeep, owned by sophisticated intelligent owners.  We’ve been in touch for some time and I can’t wait for our work together!  

206 S Mansfield is for sale because the sellers’ mom passed away at age 106.  We have a listing coming up where the owners’ mom died about 6 weeks before her 101st birthday.  And another where the owners’ mom died over age 99.  Our sellers’ mom at an Orange Dr. duplex we recently sold was also in her late 90’s when she passed away. All of these sellers lived in duplexes!!!  I’m beginning to wonder if duplexes in LA promote longevity!?

Our team closed on a sale this week that was the culmination of more than two years of working together with the sellers.  Because our houses are such a big part of our lives, both financially and emotionally, it makes sense that it takes most people around two years to buy or sell their house, and I love being a part of the journey.

I’m so proud of Emilee and Devin that their deal in escrow is contingency free, representing a lovely buyer who is buying a remodeled Silverlake Craftsman that’s over 3000 sq ft with a beautiful pool and spa in the backyard. David’s listing at 3328 W 187th St in Torrance is in escrow. Nechama closed on her Hancock Park buyer deal this week.

This week we leased 109 S Mansfield for 6400/mt, we leased 135 S Orange off market for 6250/mt, we have a lease agreement out for signature for 171 N Orange for 6000/mt, and Nechama leased 12528 Albers for 5800/mt.  We have a new lease coming at 641 N Fuller this coming week!

Sellers, the market is always changing and we’re not able to predict the future but only to inform on the present and the past.  At present, all our deals in escrow are over the asking price!  If selling in the future is on your mind, call us to capitalize on present timing!
